Appraiser here… typically a manufactured home improvements depreciate faster than the land appreciates. As a result the overall value sometimes go down over time, versus up like a similar sized site-built home might. This doesn’t always hold true and it depends on the local market and how well manufactured homes are accepted or how bad they are stigmatized. The economic life of a manufactured home is typically less than a site-built home.

if the land perks can have electricity and gas. we were going to buy land and put manufactured home on it. but there was no water not even a possible well. lucky we knew you have to find out ahead of time.
Might want to check if the mobile home park is under rent control with the city. That helps slow down rent increases. I read, don't quote me, but mobiles newer than 1986 are charged property tax. I live in California so maybe these points pertain to my state. Worth looking into though, especially if thinking about a mobile home park.
Kristina I love your Manufactured Homes posts. I love how you honestly share the pros and cons of mobile home parks. I have considered an alternative to mobile homes. The REAL mobile homes...travel trailers. I lived in one over 35 years ago. It was fine. The cost to rent a lot has skyrocketed though. Can you do a video or two about this housing option? Just an FYI I foundca new 22 foot no slides model I like. No slides...less problems.
Our state has strict laws. Our county plans & zoning office told us about the difference between homes & all the catch phrases that are used. Our land was already purchased so just finding a home to put on it. Credit Unions are source for this.

The home in Texas are build bad cracked cement, garbage to small for a mid size car (canary). Foundation starts having problems in about 5 years minimum. But way over priced. Bad mold
Hi Kristina! Longtime viewer here... I am finally ready to go mobilehome hunting but I want to purchase a mobile home AND the land... I don't find much value on buying a home and paying upwards of 1000 dollars a month for amenities I will hardly use and to have my freedom be policed. (I have 2 cats and a dog and most parks have a very strict 2 pet policy). Do you know of any sites or have any recommendations for me to find MH+Land listings? Thanks!!
It's actually pretty easy. A trailer or mobile home is anything that was built before 1976. There was little to no regulations on how they were built before that time, anything after that is considered a manufactured home because it's supposed to be built to a certain standard. Modular and prefab are a little different because instead of being built in a factory then delivered to your land modular is brought in many pieces and put together more like a traditional stick built home they are normally put on a regular foundation, and the home can never be moved after that like a manufactured could be. A modular prefab is the closest to a stick built home, but it can be built a lot faster and often a little bit cheaper to build than a stick built.

There are 3 big lenders that work almost exclusively with Manufactured and Modular homes, 21st Mortgage, Vanderbuilt, and Cascade Loans.

Is there a way to identify a manufactured home that is set on a foundation? Is the only way by the electrical panel label ?
Not necessarily. You can pretty much tell by the construction style. Underneath the home will give you confirmation.
Can I buy a manufactured home from a village in Florida and move it? (to a vacant land I plan to own.) If not, why not?
First find out of the land you want to purchase can accept a mobile home, has the soil for a septic if needed, etc.
