My boyfriends parents bought an old Victorian house and the first thing they done was refurb the windows to double glazing so it holds heat better, and the upgraded the boiler and the actual radiators too! Has lowered their heating bill substantially. Big investments but so worth it 💓

Thank you for posting your dog training, I know you're not a professional but I think it helps seeing what real people are doing and how accessible training can be. Our one year old mini dachshund has become defensive/ reactive to bigger bouncy dogs and puppies. Unfortunately he's been ran over by those types of dogs more times than I can count which shows why training is important with all kinds of dogs. We are now doing similar training but we just direct him away from the dog and give him a treat if he comes nicely without barking. It is hard work but it is rewarding and it's nice to see Juno is getting better so quickly!
You are doing same with Juno as in doing with my Penny - I also have a bum bag haha. Sometimes it’s easier to accept they won’t be social with other dogs but aim to just get by dogs - it’s just their wee way. Happy in the house is all the matters when you close the door ❤️

Jamie, all you need is a drain stopper/Plug and you can use the tub until you get a permanent drain replacement. It keeps all the water in and just sits on top of the drain.
If the bath fills but then empties, maybe try a new plug waste fixture first to see if that helps for now, maybe the seal is leaking. House looks beautiful xx

In the living room, if you switched the couch position so it's facing the fireplace, and you mount the TV over the fireplace, it would be easier to have a seating area by the bay window that would be more open for entertaining! I’m pausing half way through because my husband has fitted kitchens, bedrooms and bathrooms for years. Somewhere on you’re bath, there should be an access panel, even tiled as it is, there has to be access (it may be hidden). All that’s wrong is the plug system needs changing, probably the seal on it has gone. You may even be able to lift out the metal plug and change it without the access panel. I’m presuming you aren’t even getting the water above the jets, so water won’t be leaking from those as they can leak as well. It can also be the seal of the metal rim of the plug mechanism needs resealing. I’ve had a bigger version of this bath with the hot water tank, what we did was to treble the size of the hot water tank because a combi boiler wasn’t an option in the country, we didn’t have gas. Once we increased the size of the hot water tank, if I wanted a really deep bath, instead of filling with a kettle, I made hubby get in the bath with me as it was big enough for 2, his size increased the water level (you’re welcome 😂). Honestly it may only be a simple fix to get a bath without having to rush to get a new bathroom suite etc x
Have you tried a bathtub stopper? I’ve had tubs that would lose their water when they weren’t supposed to haha! They’re super inexpensive and they work great! Highly recommend trying one before writing it off as unusable. I’m a bath fiend as well! Hope it helps!
When we got our back Labrador as a puppy, we took him to puppy classes in the local area as they do puppy and dog classes to get him used to other dogs and people. This also is good for dogs to socialise as they can make friends and play with others outside of the home as can work for any age with time. We also taught him to look as us by physically pointing to our eyes and saying 'look at me' if he's worried about something or not listening to our commands when in public. This is also working really well at the moment as we are wearing face masks. This might be good for Juno as you can make her look at you if you need to reassure her she is safe when in public. Just a thought as a fellow dog owner who also grew up with german shepherds. Love you channel Jamie!

Hot water tanks are like a gift from hell if you’re a bath person 😩 change it before you have kids or there’s just never enough water left to soak in the bath! Love the house!
Welcome to the immersion life! One thing that is really a game changer in the immersion world is a few years ago we got a "instant hot water tap" for the kitchen and it honestly reduces hot water stress so much. It's basically like a mini electric shower in the way that it heats the water but is honestly so handy. Highly recommend!

In the US we have something called a tankless hot water heater, it is super easy to install and you will never run out of hot water. The water heats instantly as it runs through the machine. Its much cheaper than a new larger hot water tank, they run around 300-400 US dollars. Not sure if it’s something you have in Scotland but definitely worth looking into.
Jamie, just buy a new plug for now, so you can use the bath! It's not leaking (you'd have tubs full of water elsewhere if it was) so it's just draining through a rubbish plug. You can get rubber things to cover it, but honestly changing the plug isn't a big job and will mean you can have a nice soak 😊 Beautiful home, congrats guys. I hope you'll have many years of happiness there xx

I commented the same thing. Try a bathtub stopper before writing it off completely! It’s a nice big tub! I’d hate to see bug money spent to replace a tub that just needs sealant for the drain, or like a stopper that’s a couple bucks!
Not that this is of any use to you now but I’ve moved house 22 times and my number thing to do when I get into the new place is set up and make the bed that I’m going to be sleeping in because, if all other sh!t hits the fan that day, I know I can just crawl into my bed when I’m exhausted. My bathtub drains too!!! Do I got a rubber disc thing that covers the drain...and saved the day.
to keep the water in the bath you can get a silicone bath drain cover, they work really well if the plug isn’t working!

I can't decide which is my favourite room: the conservatory is beautiful but I love the dining room - that gold ceiling and the wood panneling is to die for. The parquet flooring is perfect as well. I really like the kitchen too. I wish you and the pups long lives and happiness there. Sending big hugs to all xxx

It’s amazing! I love the dining room it’s just perfect! The tarten rug is fab! You are so right to live in it, and see how you are going to live in it. What a orangery you have there, I have one but not to your level!!!! It’s stunning it will be so hot in there! The windows are incredible! Just so enjoy it don’t rush, you will get there, you say about a new build! I compromised on on one. And there is no character and unbelievably there is so much to do, I think they are built fast and sold, you made the right decision lovely.

Hot water tanks are like a gift from hell if you’re a bath person 😩 change it before you have kids or there’s just never enough water left to soak in the bath! Love the house!
Welcome to the immersion life! One thing that is really a game changer in the immersion world is a few years ago we got a "instant hot water tap" for the kitchen and it honestly reduces hot water stress so much. It's basically like a mini electric shower in the way that it heats the water but is honestly so handy. Highly recommend!

In the US we have something called a tankless hot water heater, it is super easy to install and you will never run out of hot water. The water heats instantly as it runs through the machine. Its much cheaper than a new larger hot water tank, they run around 300-400 US dollars. Not sure if it’s something you have in Scotland but definitely worth looking into.
Jamie, just buy a new plug for now, so you can use the bath! It's not leaking (you'd have tubs full of water elsewhere if it was) so it's just draining through a rubbish plug. You can get rubber things to cover it, but honestly changing the plug isn't a big job and will mean you can have a nice soak 😊

I commented the same thing. Try a bathtub stopper before writing it off completely! It’s a nice big tub! I’d hate to see bug money spent to replace a tub that just needs sealant for the drain, or like a stopper that’s a couple bucks!
Not that this is of any use to you now but I’ve moved house 22 times and my number thing to do when I get into the new place is set up and make the bed that I’m going to be sleeping in because, if all other sh!t hits the fan that day, I know I can just crawl into my bed when I’m exhausted.
