Whatever the markup is I'm also sure that the final purchase price would be negotiable. Also I see a few comments that this is a ripoff but I would think that a savvy consumer would be able to offer a cash deal and bring the price down. There are so many questions that can't be answered by watching a video. All I know personally is that this is the lowest standard I would personally retire to in a foreign country. If I were to make the move to liquidate in Canada and emigrate and retire this would be a reasonable housing cost. (compared to how I live currently) If there are better comps please post links using current prices. Pre covid pricing doesn't do ANYBODY any good. Obviously my first trip to Thailand would be spent viewing as many options as possible.

Baking is not a big thing there. You can have your own if you want. If the kitchen is big enough you can fit an oven into an island counter and another sink. Just my idea.
