2:19 It’s not impossible, just vanishingly unlikely. Unlike strongholds (in Java Edition), mansions aren’t hardcoded to not generate within a certain radius around the origin. They’re just extremely uncommon, which is why it’s rare to find one within 10K blocks.

Actually he was wrong about this, you can 100% spawn in or need a mansion, there just usually 10k or more blocks because the conditions are rare, I’ve spawned in one and TAS wr spawns in one
My sister spawned on top of a Woodland mansion
Bedrock edition even has a seed in the template options with a Woodland mansion right at 0 0
The xbox one edition has a much smaller world than java and bedrock

What loot table are you reading? All existing sources for Minecraft loot tables show that no chest in the game generates more than 7 obsidian and yet this runner finds 10.
Your second point I have no issue with.
Your third point, whilst the house itself is legit, the villager inside it is definitely not.
One of the chests in vine seed (for 1.16.5 SSG) has 11 obsidian blocks. However I do believe I've heard it was something that was further nerfed/corrected, altho I don't know much about the details. This is one kind of problem where providing the seed just makes it easier to solve
