How do you handle any potential serious issues, such as evictions, continual domestic disputes, etc? Are you using an HOA model to make sure the properties stay presentable?

I haven't painted any dark colors on these homes. Since we sell them, we stick with whatever is popular. You won't have a problem painting a dark color though.
Before painting the roof, did you use anything to deal with the rust besides just pressure washing? I’ve read the paint won’t adhere to the rust until you use some sort of product first? Thank you
Remove loose rust spray with a product called OsPho I get mine at n apa it will turn black with a white powder on it wipe the powder off then cover with your roof coating.
Must be one of those losers that move in and then never pays again to ask a question like that. Scum that costs the rest of us more money in rent each month
@@Challenged1 How many gallons of the Duck Coat...their website say 70 Sq.Ft. Per Gallon which would be a lot of money .... I think I would need almost 27 Gallons for a 20 x 50 feet home...Can you share how many gallons you used of Duck Coat and the size of this home. Thanks in advance!

200 and paint 100 in lumber 600 in skirting that's just materials that's not even including labor. Those are prices if you do it yourself. Labor alone 4 strain is about anywhere from 1,000 to $1,500 nowadays. Pain about another $1,500 in labor. If you get lucky. And then a carpenter???
@@Challenged1 helped neighbor with his that we bought at mobile home supplier. Its not vented and depends on codes where you live. Dont have to have any skirting in this state. I'll stick with the tin.

If there is rust, we apply a rust convertor first.

It's all dependent upon the language of the contract. We do mortgages on these, not rent to own

@@jda120160 14x66 home and used a little under two 5 gallon buckets of it for 2 coats. It goes further than they say

I did this myself, no labor cost necessary. If you can't do these simple tasks yourself, you shouldn't be in the investment business.
600 for plastic skirting? What a rip off. Metal tins better, cheaper and you won't weed eat wholes in your skirting every time you mow.
