    Hi, can you help me to better understand Personal Property?
    The TV is personal property.
    It is NOT nailed, screwed or glued.
    But in this video you are stating if it IS nailed, screwed or glued then it is personal property.
    Isn’t it the opposite?
    I like to think, if I turn the house upside down everything that falls out is personal property.
    By the way, thank you for this great video on all the acronyms!

      the tv is personal property but the tv mount is NOT personal bc it's nail screwed or glued. so they can take the TV but leave the mount. now if u absolutely want to take your mount the seller will list in their listing agreement that that is personal property that they are taking with them - which then is known before the buyer sees the home bc it's listed in the mls. now if my buyer wants the mount we have to request it since it's listed as personal property and when the sellers remove it they must patch up any damage or holes. on the other hand, if they do not state that they want to take this personal property with them it is assumed that it's staying with the home bc it's nailed screwed, or glued in. Therefore when the buyers move in and see the mount was removed they can demand the sellers return it bc it was NOT personal property and a part of the home.... makes sense?
      think about a rocking chair on the porch thats nailed screwed or glued in...we can take the cushions and pillow but we have to keep the rocking chair there bc it runs with the home. last example i have to leave the curtain rods bc its nailed screwed but the actual curtain i can take bc thats personal property. in that case if the sellers want to take it the rods what must they do?...... they must add in their listing agreement and the listing agent would put in the mls that it is not included in the home. What happens if the buyer wants them even after they see that its not included..... they then must request the rocking chair and curtain with the rods in there offer to purchase agreement. can the sellers say sure ill leave them - yes...can they sellers say no my grandmother brought me those rods and curtains we taking them - yes bc they made it known that that was not included in the home. otherwise if the seller do not list that they are keeping them it is expected that the curtain rods and screwed in rocking chair will be there when they buyers move in

      if u turn the house upside down u would have to do that prior to listing it. if you flip the home and everything that falls down bc it's not screwed in or glued then you can take but what's in the wall, nailed, glued etc - all those items that didn't fall in a sense MUST STAY bc it runs with the home & its not personal property. DON'T overthink this...nails screwed glued stays otherwise it's personal
