Great info about being realistic in this market. It's an interesting perfect storm --- pandemic relocation, stimulus cash, low housing inventory, low rates, people staying put, material logistics. It's wild out there!
Great video! I wanted to try to buy a home this September with some down payment assistance, but in this market it will be so impossible to compete! I decided to sign another year lease on my rental and aim for next September instead. By then I should have a down payment saved but hopefully the market won't be as extreme!! It's hard out there for first time buyers
Totally understand that Melissa! It's a brutal market right now for first time buyers. Sounds like you made a wise decision to wait it out and come back prepared next fall!
I think you made a good decision. When I was buying my first home I waited a few years longer than I wanted just to make sure I didn't feel over extended for cashflow. I put down a larger downpayment and have never regretted it. The extra years renting weren't a hardship, and it's so much more comfortable to not feel stressed about home ownership now!

Thank you for the video. My hubby and I were extremely fortunate to buy our house this year in this market with 0 down, VA loan and not overpriced. We started looking last year, but we know we were lucky. It might’ve helped that we bought a 106 year old colonial that is move-in ready but needs elbow work to bring it back to its former glory.
We won't be trying to buy for a year or more. We could sell our house fast, but it's finding and purchasing our next home. With 3 dogs, it would be extremely hard to find a temporary rental. We would most likely need to pay $75,000 to $100,000 over asking even with paying cash. That's not even for a better house than what we have, just changing from split-level to rambler and not many renovations needed. Fortunately, we're looking in the little bit higher price homes than the median.
You should change the name of your channel to Nick True Blue. Because, I get lost! Great channel! Javi is a gracious guest. I will keep following. BTW, if you run into a single dopple ganger, let me know. hehe
That "come to Jesus moment" is SO true. Its a very hard pill to swallow when you know the kind of house you could afford just years or even months prior. very hard pill. but until you accept it you will always lose.
