There is a great sense of creativity and enthusiasm underlying the projects which the authors develop, from a bike shed to a glorious eco-shed. I like the way explanations are provided for decisions made from a range of options. I am not really in a position to rate the more technical detail, but think I am prepared to boldly go shed- building, equipped with this manual.
Finally a coat closet, linen closets and the water heater in the utility room! Great home layout. The only part I don’t like is not having a designated dining room. Having the dining table in the kitchen seems too crowded.

Another beautiful house ruined by floor vents. sigh That hump in the master closet is probably the blower for the AC unit or the heater.......since it has floor vents.
As others have said, those short square/cube bumpouts in the closets are for the return air ducts. Since the vents are in the floor, the return air is in the floor as well. Usually, builders will take a full column all the way up to the ceiling for this and maybe put the vent at the top of the wall or just waste the space. So, this is nice that in this model they tried to waste as little space as possible by putting the vent at the bottom of the wall.

I absolutely love the layout of this place. My favorite parts are the accent walls, floating shelves in the living & kitchen area, that desk between the 1st 2 bedrooms. I have some ideas for the 2nd floor. Also, the built-ins in the living area.❤❤❤👍👍👍🌟🌟🌟

I could be wrong, but if I recall correctly, those drywalled 'bumps' in closet corners have some kind of venting or air return system underneath, that channel down under the home. Some builders, in parts of the United States that require it by code, have to include those.
Great house but I have to agree with another commenter that it needs a separate dining room. I do not want to serve my Thanksgiving or Christmas dinner in my kitchen. And why 3 dining areas crammed into the kitchen?? Three!! I’d rather have a family room on the main floor and a bed and bath upstairs. The way it’s set up there is only one living space. I think I should be an architect. Also, I said a prayer for Terri. I hope she’s ok.
Wish they made a separate dinning area out of kitchen seems crowded island and dinning in same area, I don’t know about you but I’d hate eating holiday meals in my kitchen with family and company looking at my dirty pots and pans ETC. Duh
Chance... in the kitchen, the second receptacle underneath the breakfast bar was crooked, as were 2 receptacles on the wall by the stove. As a journeyman electrician, flaws like that jump out at me.
That box in the master closet was an air return. I'd I got this home that wouldn't be there because the furnace would be in the attic. No floor vents for me! This is an exceptional home! Besides the floor vents it's actually perfect!
I just love these videos and your personality is awesome, too. This home is crazy! I love most everything about it. I would have to change a couple things, like the color of the kitchen cabinets and the drawer pulls, but I love, love, love the breakfast bar/stools and the matching island w/stools, the office off to the side, the pantry... yeah. Plus, I love your stories. I know what you mean about flying. My first time flying was way back in "93 and I couldn't eat for 2 days before. There was an airplane that crashed about a week prior and I was a nervous wreck, but once the plane taxied down the runway, then powered up and took off real quick I was hooked. I said now that is the way to go. I am not so sure that I could say that as strongly now with all the kooks and nut jobs on these planes nowadays. Of course, they're on the roads too, so pick your poison. 😄
Chance, those spots in the closets contain return air ducts for the furnace. To the right of that front closet door is a large return air grate. The other has the return air grate in the hall before you go into the Master. I like this place, but... A few changes. I'd want the house deeper adding to the Master end of the house. The Master Closet could then be made deeper and the Master Bath area would be larger...you could then get a tub and large shower in it. Also more room for a proper Toilet Closet. I want a Basement, move the Mechanicals to the Basement. I don't like the Washer and Dryer right by the Garage door, so I'd want that area rearranged. I think the Garage could be made wider and have the stairs going up and into the Basement out there. Moving the stairs and Water Heater would give more room to the Laundry. I have an idea of how to add a Powder Room between the Pantry and the moved Master Closet when the house is added onto. Back there it is somewhat away from folks.
If they would have floating shelves instead of the wire shelving it would make it look so much more high end.I don’t mind the look of the wire shelves as much as the shelving braces. I know it would probably cost a bit more but it would add a lot to the house.
This is a great home with plenty of storage, nice sized bedroom closets, a great pantry and nice layout. I just wish we could see more homes with that second floor finished out. At least the water heater access isn't in a closet! Great tour as always!

Very Nice home, Love the large Coat closet in foyer, very nice size 2nd and 3rd bedrooms and a choice of a 3rd and 4th upstairs if you want. I don't like ship-lock, so I would prefer brick or stone instead. Not into the floor, prefer something lighter, but NOT too light and I would somehow add a Walk-in Tub with lots of jets in the Master Bath. No Carpet.
Hey Chance! My wife and I watched almost all of your vids you did at Vanderbuilt. We're in NC, about an 1hr north of Sandford. We've visited there 3 times now in the past 2 months. Using your vids as a guide and also as a reminder of what we liked or not. We're leaning towards the Riverside they have there on the lot. Working with their staff so far has been great. Next time you're in that area, I'd be glad for a chance to meet ya and shake your hand. This is a nice home, but there seems to be a lot of wasted space with the office and large utility room. Personally, I would prefer having a dining room in those rooms being smaller. Also, it would be nice if there was a back door for a patio or deck.
I still cannot believe that modular homes still put the air vents in the floor!! That is why I just cannot with that and the pricing is insane! I built my 3 bedroom 2 bath brick home on a slab with an attached 2 car garage in West Texas 2 yrs ago for $252,000. People go find y’all a home that will withstand the test of time and not something that won’t have real wood cabinets. If you want nothing but aesthetics and not longevity and quality, by all means buy something like this. If you can afford to spend over $269,000 on something prefab you can afford a nice stable brick home. Do your research and spend your hard earned money on something that will last.
It's a nice house, but not very practical.. Again, people who don't cook design those kitchens.. The microwave and refrigerator were clear. Cross the kitchen around island from where the food trap and main cooking is going to go on. The bedrooms were just slightly bigger than 12 by 12. Which means do you want to replace the carpet? You have to go to a 15 foot wide carpet. That is much more expensive than a 12 foot wide carpet. And the extra few inches, is it really going to gain you that much living space.
That bumpy trip in the plane reminds you to keep the FAITH ok...We love you brother...Beautifyl home...not liking that built in between the washer and dryer Wierd! And as for that added box in the master closet ... is there a water pipe on the other side? If not it should have been a shoe cubby...😍
I liked most of the house. The master bath …. No tub and no water closet. Very disappointing. That’s a deal breaker. I wish the closet was bigger also. We would need an addition (lol) I need a formal dining room that fits a LOT of people for the holidays and we’d need a basement for a family room, workout area and craft room. I’m a crafter. I need half the full basement. 😂

As a cabinet maker I have to mention the counter top failure to the right of the sink. The top should have been miter jointed so the laminate wood grain would flow correctly.
I absolutely loved everything about that. I like that the master bedroom isn't right off the kitchen or living room. My only thing I'm not keen on is the dining table looks squashed in. Maybe if those bar stools weren't there.
I remembered this house as soon as I saw the multi-color dot painting and then I saw the office area. I remembered the pantry was a closet. Ha. I watch too much. But I'll stay.
Love your channel but, living in central Texas, I use it more to see floor plans I might like and then use that when researching local modular builders.
I really wish these channels and sites would put price range information to at least give a ball park idea for people. I won't even consider buying anything if I can't see prices and information ...I won't even bother calling because it makes me feel like they are dishonest and hiding something. If I feel this way I am sure there are a percentage of qualified buyers these channels or manufacturers are losing playing these games.
Chance, I'll tell you what the utility room needs. It needs a place for a freezer, as do all utility rooms. Sadly I see few modulars with a place for a freezer.
Wonder why alot of wasted space no fireplace 😢a little office area could be put to good use by making a bigger living room but I do love all the natural lighting from the windows

The stairs to upstairs is awesome if you have a college student, come home and not bother a sole! With a Vanderbilt home the vents should be in the ceiling! Love your videos!
Things you forget to add property cost, septic, water, garage, Landscaping Foundation etc etc etc if you don't include those your pricing guess is not what a person could consider in buying the properties you show
Where the entertainment center is I'd want a traditional style fireplace and hearth. Gas log or wood burning. The area of open shelving by the dining area in the kitchen I'd want that to be nice glass front cabinets for My china.
What will set this layout out would be wood burning fire place with stones backing and a wet bar in the dinning room , with crown molding throughout the house . Beautiful .

Those squares that you see in the closets are where your HVAC is. If you look outside the room, you'll see the vents on the other side of the wall.

We’ve got R-19 in our exterior walls, R-11 in our interior walls and R-58 in our attic.

Yes I really liked this houee. The windows, decent size closets in front 2 bedroons, the pantry and the seperare offuce space bc we all know i can't seem to get all the paperwork in one area...😅😅
I ❤this 😍😍🙌🏾until it got to the master closet! Now they know better than that!! That closet should’ve been bigger!
As a cabinet maker I have to mention the counter top failure to the right of the sink. The top should have been miter jointed so the laminate wood grain would flow correctly.

I absolutely loved everything about that. I like that the master bedroom isn't right off the kitchen or living room. My only thing I'm not keen on is the dining table looks squashed in. Maybe if those bar stools weren't there.
Does anybody know if you could opt have vaulted ceilings instead of the attic/upstairs? Is that feasible?
It's a good floor plan except for the stairs in the laundry room... What the hell? And again- nowhere for a freezer.

I remembered this house as soon as I saw the multi-color dot painting and then I saw the office area. I remembered the pantry was a closet. Ha. I watch too much. But I'll stay.
Love your channel but, living in central Texas, I use it more to see floor plans I might like and then use that when researching local modular builders.
No matter how nice mobile houses may look inside, Everything inside them is particle board and plastic.
I really wish these channels and sites would put price range information to at least give a ball park idea for people. I won't even consider buying anything if I can't see prices and information ...I won't even bother calling because it makes me feel like they are dishonest and hiding something. If I feel this way I am sure there are a percentage of qualified buyers these channels or manufacturers are losing playing these games.

Chance, I'll tell you what the utility room needs. It needs a place for a freezer, as do all utility rooms. Sadly I see few modulars with a place for a freezer.

The stairs to upstairs is awesome if you have a college student, come home and not bother a sole! With a Vanderbilt home the vents should be in the ceiling! Love your videos!
Things you forget to add property cost, septic, water, garage, Landscaping Foundation etc etc etc if you don't include those your pricing guess is not what a person could consider in buying the properties you show

Where the entertainment center is I'd want a traditional style fireplace and hearth. Gas log or wood burning. The area of open shelving by the dining area in the kitchen I'd want that to be nice glass front cabinets for My china.

What will set this layout out would be wood burning fire place with stones backing and a wet bar in the dinning room , with crown molding throughout the house . Beautiful .
