Sealing the gaps means nothing if the ducts runs without fire dampers, if the AHU is not actuated to shut-off on detection. In hospitals, and other sleeping occupancies, THE most important life safety system is automatic detection. The indian building code does not mandate this for low-rise and smalls size buildings, which btw are the most lethal, coz they typically have a single means of escape. 500m2 size limitation of fire compartment is plain stupid without an alternative. What does that achieve? why not 750m2? If I am in a very large room, say 500m2, am I more exposed to the effects of a fire as compared to an even larger room , say 600m2? Sprinklers are not meant to 'suppress' fire. Sprinklers and passive fire does not mean there is more time for fire department to come and rescue. You will be dead regardless if there aren't sufficient means of escape. With the current level of knowledge in the industry and speed of high rise construction, it is indeed a disaster in the making. Nevertheless, it may take India another 20-30 years to comprehend the need of fire engineering in the construction industry. Simply copy-pasting bits and pieces from building codes of developed countries is counter-productive. They understand why that requirement is there in first-place, coz they surveyed, researched, discussed and put it there, and they keep updating too, while you are clueless and stuck with what was copied years ago. In first-world, no building (other than stand alone houses) gets build without a consultant fire engineer, a trade simply non-existent in India. - Says a fire engineer from NZ, good luck.
