The health appointments are an issue and the quality? Well there’s a number of different opinions out there. Health services have been a hurdle for us- we are fine now but want outstanding health providers! Not everything is about low taxes.

You guys already have 4% transfer tax, which is the most expensive tax when settling the house in DE. What more do you want?
850 unaffordable homes and apartments.
There is a number of the apartments that have been approved for affordable housing
The biggest negative is hearing an ambulance several times a month. This can wear on you mentally.
We just bought it the Vineyards 2yrs ago. This is a very bad thing in my opinion. It's going to lower the value of our investment. The whole reason was to invest and use the Condo till we retire in 5 yrs. Who wants a condo in an area so congested? NOT ME. I think Lewes sold out on It's ppl. for money!
Technically this would be Sussex County & not Lewes - so it would be the county council that voted it through
Either way, I know money trumps everything and that is completely what this is about. They should think about the residents, traffic and the whole infrastructure. Clearly, they are not doing that.
I guess it's kinda hypocritical that if you moved here 2 years ago as an "investment" yet you're complaining about more people moving in and hurting your "investment". Wow. If it was ok for you, why not everyone else who wants to enjoy what you got??? If you moved from inside Delaware to your condo, I agree with you 100%
We need our legislature to approve a "move in" tax for anyone moving here from out of state to help pay for the infrastructure needed for these types of developments. The constant stream of people moving here from New York, New Jersey, PA, and Maryland has gotten to the point it's ruining the quality of life for the rest of us. I came here in 1994 courtesy of the USAF and decided to stay when I retried because of the decent cost of living and overall quality of life, and the growth we've experienced since then has gotten to the point where something has to give. RT 1 turns into a parking lot every weekend, and it's not just in the summer any more. Sick of it.
I mean we already have some of the highest closing costs in the country. I think county & state spending could be evaluated on how they spend the money they get. It could be better budgeted to go towards infrastructure improvements instead of some of the other items they spend on
That's kind of mean spirited. You came from somewhere else. Why shouldn't others be able as well? If they do new communities they should be small. or smaller than 850 homes in one area.

@@exhausted.dad.here- I"m not being hypocritical at all. I didn't come here because I particularly wanted to, I came here because the USAF told me I had to. There were at least a dozen other bases I'd have rather gone too, but you don't get a choice in the matter. They give you a list of places where they have manning slots to fill, and Dover was where they sent me. I made the decision to retire from the USAF in 1999 and decided to stay here. I've lived and worked here for 30 years paying taxes, contributing to society in a positive way. Just because these people want to escape the massive taxes in these surrounding states doesn't mean they should just come here and enjoy what I've been paying for half my life. You want to come here because it's "better" than where you came from so be it, but it should cost you something as nothing in life is free.
It did cost us something and a lot! 4% transfer tax on a home plus 4% on the value on all vehicles moving here. My goodness that’s enough!
The traffic is bad enough. The Quality of life in Slower Lower Delaware getting worse.

This is a very informative video. Great advice for anyone looking to buy in the Rehoboth area. You lured me in with the photo of my favorite house in that region. It's located on the tail of Silver Lake and has a turret. You can see it best from the bridge or Lake Drive. It looks great during the day but at night, it's magical. Well done!

Ok some valid concerns about housing expansion I’ve seen from my own town…Traffic, school capacity, water availability, sewer capacity and treatment capacity, housing costs… The new houses here All cost half a million dollars and because of that they inflated the costs of the housing already here. Just something to think about for your locals.

I’d add that any conversation or promise that is not in writing didn’t happen.

We live in Bridlewood in Milton DE. The Builder is a scumbag who has left a number buyers hanging on major warranty items. There are a few houses currently for sale here. Do yourself a favor and steer clear!

Having just moved to Milton (Woodfield Preserve), I hate to be one of those people that want to be the last one in but... I don't see how what's already been approved is sustainable. I just moved from Middletown and saw what happened there. We couldn't wait to get out. I hope this isn't the new Middletown in 15 years.
No doubt this area is going to look a lot different in a decade. Not sure if the amount of growth is sustainable, only time will tell. At least most of buildings are beautiful homes and townhomes. Could be worse, I guess.

If you are next door to one, it’ll have an odor just like any farm operation. However I don’t find it to be a widespread issue or concern

They build cheap homes with the right concepts. Yes, I just bought one. Nice plan, cheap paint, ... list is long, but overall it's OK if you want a cheap home.
I just bought a home in North Carolina, I am very happy with the quality of the home. They have a faster build process because they have the inventory, and they preassemble parts of the house in their warehouses. Also, I saw that the workers will work 7am - 8pm for the roof, etc. Nothing is perfect in new construction, that is why you have the warranty.

So, you think “builder” ( general contractor that subcontracts everything) recognizes private inspection report?
questions: are the fire houses truly volunteer? they have a blue and respond to the fire house for calls! they have a civil defense siren that trips? ect is there local taxes that come from your employment earnings/City wage tax? How is cell phone service? Does Lewis have 911 service or do the caller need to manually dial the number? What about lcoal high speed internet service? so you can work from home.
