You forgot to mention upkeep, you have to pay water, electricity, heat. God forbid your house burns down or floods you still have to make the mortgage payment. This is your biggest investment and the fact that you will never be out of debt using the equity in your home. The way I see it either you will have money or a house, take your pick. I don't have to pay anyone back to use my own money.

All great points, I hadn’t considered #4 the “home” point. My wife and I don’t have kids yet, so this is something to consider. I will say though. That long term while you may be right financially, short term, renting is cheaper. I may be paying all the costs a homeowner has plus cashflow, but their costs are significantly less than mine. I know people who locked in mortgage payments 5-10 years ago who have half the payment I would have today on the same house with current high interest rates. They could charge me rent, make a profit, and I would still be paying less than owning… not only that but with amortization schedules, I could rent for less than the interest payments on a new mortgage and the homeowner would still make a profit, since interest payments to the bank and rent are both sunk costs with no future benefit, I end up saving cashflow monthly to invest and even have a down payment in the future. As long as renting costs less than interest payments on new mortgages there is no reason to buy in my opinion. Once I have kids and am further in my career, I definitely want to own, but hopefully things will have smoothed out in the market by then.

I have to make my bed before I leave home, It the getting home and my room is in order that does it for me. l feel sane and comfortable. My room is where I play hide and seek😊
