Hello! Thanks for inquiring about The Enclave! They are building in their final phase now. The amenities are smaller, because the community is smaller, under 200 homes. The unique thing about The Enclave is it is the only gated community in the area that is 55+, and it sits on a 75-acre lake. I do have clients who live there, and they tell me it's an active community. There is an activity director. There are parties almost every month, and there are several groups. A ladies brunch group, wine group, craft group, plus game groups. She said it is a great community and new clubs or activities are always welcome. Let me know if you have any other questions. I noticed in some comm that there are common growing areas but wasn't sure if Enclave has any rules about planting in your own yard. Your discussion about Falls Village was interesting. @@mariarafferty-h2l Hello! Great questions! The homes have planting beds, and I have seen residents plant their own flowers and bushes in those beds. If you wanted to add a raised garden box or expand the flower beds, you would need HOA approval. Getting HOA approval on any exterior changes is really a requirement in all the 55+ communities. They all have an Architectural Review Committee that reviews proposed changes. Falls Village is currently building. Right now, they are on a sales hold and probably won't have new lots available for sale until the fall. Price points vary, depending on the size of home you want. Price point is in the $500's and up. Falls Village is unique, because they are building and selling only inventory homes. Therefore, you don't get to make any changes to the plan or design options. Hello! Great question! The town of Pittsboro has documented on their website the steps they have taken to improve the water quality. You can even subscribe for updates. That information can be found at this website: pittsboronc.gov/514/Water-Quality-GAC. Today in Chatham Park, I know David Weekley is offering a reverse osmosis system standard in their homes to help put a buyers mind at ease about the water. I hope that information is helpful. Thank you so much for your quick response. I understand that they are able to remove the PFAs with the new water filtration system but over the last few months, there have still been instances of 1,4- dioxane making its way to the water from upstream. This is a human carcinogen that regular RO systems can’t eliminate. I see on the town’s website that they are gonna pursue legal action against Apollo chemicals. But given the lack of regulation in NC, I am not sure where we stand on this

Hey there! Great question!! It really depends. Due diligence is a negotiable amount, and it is going to depend on the situation. If a home gets multiple offers, which we are still seeing in the Raleigh-Durham area, then the seller is going to expect a higher due diligence fee. If the home has been on market for a while, you might be able to get away with offering a lower due diligence amount, but the seller can always counter and try to get a higher due diligence fee. Due to lower inventory levels, it is still a sellers market here in the Triangle.

Hello Andre! Thanks for reaching out. That's a great question! Builders are required to build according to the North Carolina building code, and they have to pass multiple inspections with the municipality before they can complete construction or receive a certificate of occupancy. In addition, I always recommend to the buyers I work with to get a few of their own inspections to be completed by a 3rd party home inspector, because it doesn't hurt to have another set of eyes look at the home while it's under construction. Most builders will offer different warranties to buyers, most have a 1 year on cosmetic/workmanship, 2 or 3 year on mechanical and a 10 year structural as a way to stand behind their product. I always recommend getting another home inspection before the 1 year warranty is up. As with anything, checking reviews and testimonials typically gives the consumer some real-life feedback.
