Don't do so with the wife present (they don't need to see her breakdown, lies, or fighting), do so outside the house (grandparents or other family where you can stay a few days), and have witnesses (grandparents). For the eight-year-old you can say "Mommy has a boyfriend so we won't be living together anymore." For the twelve-year-old, he's old enough to know the man's name, who he is, and how long the affair is going on.
