    Three years ago we bought a house in the burbs for under 300k. Cute, quiet neighborhood where every car that passes by is familiar. If you think I’d pay more than double to move back to the city to have to look over my shoulder when walking my kids to school, you’ve lost the plot.

    Would need an average rent of $3500 a door for that to make sense following the 1% rule. Going to have to be a buyer with a high down payment/cash, very tough to finance something that will operate at a loss with a standard 25% down commercial loan.

    I usually love Joe’s take but damn this one was FARRR OFF! That buyers agent is a GREAT agent.. it would have been so easy to tell his buyer not to do one, and yet he got him to do one to be sure - NEVER trust the other side, do your OWN due diligence ALWAYS. That $500 for a general inspection is the best money you could ever spend to confirm that indeed all of the work is done, that is what I’d want to see. Shocked by Joe’s take on this, absolutely shocked. Especially for a $1.4 milly home, which is high end in most markets (average here in LA 😏)

    Sure I’m going to spend 1.45m on a property but rely on YOUR inspection report. Its not a 10k property it’s a 1.45m property so spending 1k on inspections is a drop in the bucket. How is this not common sense. You damn right im doing my own inspection.

    I would never buy a property without getting my own inspection done. Too much risk to save a few hundred bucks and a couple hours of time. If everything is fixed, great. That makes the report nice and easy to review and move forward to closing.

    Never tell the buyer they shouldn't do his own inspection. What if the sellers guy missed something. Then you asbthe agent should be responsible b/c you said you have one already and everything was done. Other agent was correct and he was totally cool about it too.

    600 bucks for an inspection on a 1.4M prop is pennies that could save you tens of thousands regardless if one has been done already. This buyer is all about CYA which I completely support even with the mortgage contingency. People buying that expensive of houses didn't get there by being dumb with their money.

    Typical realtor behavior. Of course the buyer wants to spend money on their own inspection, theyre paying big money for a house they will stay in for years. Its not a grocery trip. All you care about is your commission and get the deal done, whether the buyer is happy or not.

    So many sales people and agents lack accountability for their lack of communication, skills, business management, client management, etc. then they want to get upset when another agent is doing their job effectively. The other agent needs to learn from this get better and never let it happen again. Instead they complain like children when they don’t get their way. Business is business and let the better man or woman win. That’s how it should be. I’ve lost many deals in the past and it forced be to be better.

    You look for a quick buck while your customer is trying to save his equity! You work for yourself not your customer. Many realtors do this, they just tie up the listing then dont do any work after that. Do not hire a realtor with out getting things in writing that there going to do to market the property and make sure there in alignment with the comps, dont let them show you lower comps, do your own homework, they just look for a turn and burn and the homeowner gets f_cked!!
