If you receive a letter of executorship of a late estate can you sell the property?
Hi, yes generally if there is a letter of executorship the executor can accept an offer on the property, but it will always still be subject to the consent of the Master of the High court, and the sale agreement should have a clause in that the sale is still subject to the endorsement of the Master of the High court. The conveyancer that is going to be appointed to transfer the property can also advise you further.

Hi, I am sorry to hear about your brother! yes a lot of the process will be the same, although not necessarily all of it. The executors of your brother's estate will be able to advise you. They will appoint a transferring attorney (conveyancer) to transfer the property into your name, and they will be able to advise you of the exact process in that situation.

Hi Oliver, thanks for your compliment! None of those processes should take very long, BUT it all depends where you are located as different municipalities could take considerably longer to issue rates clearances, depending on which bank is doing the cancellation could also vary in time, and of course each HOA could also differ. You should ask your conveyancer that is doing the transfer, as they will have firsthand knowledge, especially regarding the rates clearance certificate as they will work with the local municipality regularly and should have a very good idea how long your specific municipality usually takes.

Hi, it very much depends on the exact wording of the mandate. In most circumstances agents would get you to sign a sole and exclusive mandate, in which case they would be entitled to commission even if you have a buyer yourself. You would need to read the wording of the mandate to be sure.

Capital gains tax is a hoax - You made no money when you buy a house for $50,000 and re sell it for $100,000 20 years later, you have literally gained nothing. The only thing which that money can now buy, is a similar market related house, it's not as though you are now in a position to buy a house that is double the size. Inflation kept track and you are expected to pay gains tax on an inflated value. You have scored absolutely nothing.

as one of the people on that pavilion and in the flashes for the stellies, i can say that the judges didnt judge unfairly. df was close competition and did a great job, but the results are that the stellies won and thats that 🤷♀️ all the schools put long hours of work into those flashes and i think stellenbergs win was definitely deserved because i feel our flashes were the most complex and executed really well. the judges were also told not to be biased, so if there were old stellies there, they werent biased and voted for the school who deserved it. and im very proud of us and our hard work definitely payed off 💚
