Herring Shores New Construction Leland for Sale
Herring Shores by Centex homes is located just on the north side of 74/76 in Leland NC. It is one of many new construction homes for sale neighborhoods that have popped up the past year. Not much is known about it at the moment, but Centex says building starts early 2025. Models, etc will be put out there soon with homes starting in the 300s.

The value is off the charts in that you get river front with elite views for $400,000 and 2BR for 600,000ish. Once in awhile you see an amazing home that is unique as a realtor. That happened to me in North Topsail Beach recently. The roof was a massive deck with room for entertaining a large number of persons, a hot tub and kitchen. Prices at the new Del Webb Mallory Creek were raised $50,000 on some models perhaps all. I noticed the 10% price hike since the Grand Opening in an email they sent to me few days later.       @@dodieboone6788 Each unit is privately owned and some are fully renovated. Others are dated. So blanket statements are not helpful. It's case by case. Much of the building was renovated in 2019 which hardly counts as dated. Now the cockroach comment...that is of value and something that should never happen.

    Jay, we are closing soon on our Oak Island OF property which we built in 2018. Various reasons went into our decision but a huge part was the huge increase in value. Plus, as you know, the class envy in the current town council and their zeal for sticking 1st & 2nd row owners with the bulk of sand moving costs. We didn't increase our rents 20% for this year (has to be set in Dec year prior). We nearly filled the summer by end of January. Before May began we were booked solid from middle of May to 2nd week in Oct. I think a HUGE factor in that was COVID and it's accompanying travel restrictions still going on for this summer. I seriously doubt this will happen next year with more travel restrictions for out of country being lifted. Additionally, I am not sure I agree with your assessment on rentals. I belong to all the Oak Island FB groups. The numbers of people complaining about rental increases grows daily. One can only increase rents so much before people start looking somewhere else where rents may be less. If rents skyrocket 10-20% there are many people who will not book and I predict there will be many high priced homes that do not book completely for the summer. Your comments about buyers not being as concerned with rental income ring true in our situation. Our buyer is doing a 1031 exchange and not obtaining a mortgage.

      Yes I have people who had no intention of selling their recent ocean front purchases...listing their homes for sale after the profound bump in market values. They are selling a year after they bought their 2nd home as it would take years to net the same profit they can make immediately.

    That's one side of the story. Perhaps the value of the investment is poor and has been hyper inflated by recent market trend. That would indicate bad investment strategy. It's going to happen. Sell and purchase off the beach a couple blocks. The presentation didn't hit the mark for me.

The subject is whether it is effective and moral to tax the front row for maintaining Oak Island's beach...or the state's beaches for that matter. The separate subject of what is a great investment versus a lame one is a separate and good topic to dissect of course, but it is not what this video is about.

      No. Long term rentals are not done there the main reason being that units removed from the property management program have their HOA fee go from 500/month to 900ish/month. Owners can gross 40,000 while have a much lower HOA fee, etc. being on the rental program. Long term rental oceanfronts are had more easily at Carolina Beach for example wilmington-real-estate.com/carolina-beach-condos-sale-oceanfront-condos/

    Nice tool. I have a home to sell in the Inlet Watch area off carolina beach rd... near sea breeze neighborhood... I wish to sell the house myself and have a licensed realtor process the closing paperwork for a set flat fee. I think as long as I have buyers with pre-approved loans or certified bank drafts in hand I would not have issues with "screening" the buyers. I wish to post a listing in the local MLS systems for my area which seem to be the same MLS systems in your video here, but want to see the listing on major websites like Zillow.com and Realtor.com, etc.. Can you give me any feedback on which company to ask to post my MLS listing for me that I will reach the correct viewers and have no hidden fees or closing fees?

A flat fee discounted listing is perhaps what would serve you. I'm sure you can usually get any type of roof you want in the process.     Could you do a video on two properties in Great Falls and add some thoughts on price? I like the one on peacock station but it's actually in McLean VA ( it is too close to the city for me) but I like much more the one on 300 River Bend road. It was built by The Building Group Inc. the same people that built Chateau de Lumiere, Which is my favorite home in Great Falls and the only other home they have built is the River Bend Rd home that I can find. I am curious about how to deal with homes of this type because you said in one of your videos that there is often quite a bit of leverage on newly built homes. 938 Peacock Station Rd, McLean, VA 22102 and 300 River Bend Rd, Great Falls, VA 22066 are the two homes that I curious about. thank you for your time, I enjoy your videos they are very down to earth and easy to understand.

    I am not sure how long you have been an agent, and you must not be a Realtor since you are talking bad about fellow Realtors, which is against the code of ethics, but, there is really no correct information in this post. I have been a Realtor for over 20 years and have been offering rebates to my buyers for years, it's a win win. I don't work for a large brokerage so I don't have to pay part of the commission to the brokerage, so instead I pay it to my buyers and sellers. I know top agents that work for large brokerages that pay a 40% corporate referral fee to work with relocation buyers and sellers. Are you saying that they don't treat all buyers and sellers the same because there is a referral fee? That's ridiculous. Instead of paying a referral fee to some other brokerage or corporate relocation, I give that back to the most important people in the transaction, my buyers and sellers. Shame on you for posting such an inappropriate post. Search the U.S. Department of Justice rebates, and see what they say about rebates. www.davidprouty.com

    I will consider that this video is 5 years old, but today this is just not the case. The real estate industry is under fire by non licensed tech companies that are better at marketing and generating leads online. I 100% disagree with you that someone offering a rebate would not give the same effort to negotiate in a buyers best interest....your point is skewed!

      Keep in mind, GolfMan, perhaps just as big or bigger of a regional group of buyers coming into the area is from Raleigh & Charlotte. So far all the Yankees I've met are awesome folks--and they brought great pizza to the area!
