My parents are living in the same apartment for 21 yrs and they havent changed the carpet at all. I want to ask the landlord to change it.. will it be possible with them still living there?

The landlord doesn't want to replace the carpet in my elderly parents' apartment. The carpet is 27 years old and moldy. My mom has severe asthma due to this. The landlord keeps ignoring them so I will make a report to the City of Los Angeles Housing Department. The last issue they had was a broken oven that leaked gas. The landlord fixed that issue in 18 months and *only* because I called the gas company and threated to call the city housing authorities. This is a sick system/industry with little real oversight.

Preventative maintenance is a massive waste of money. Just include cleaning the filters weekly to the tenant’s duties in the lease, and you’ll do way more for your AC’s than a quarterly professional cleaning the filters and checking the amps and pressure.

I'm living in mine for 8 yrs and plan to stay 2 more years, but I can't stand the carpet anymore. I got an estimate for carpet change for about $1500 just for the downstairs, but is it even my problem? I've had mine professionally cleaned every year already. Is it stupid to get new carpet? Should I ask my landlord to change it? If so, how do I go about asking her (very nice lady). I don't even mind footing the expenses.

Stay away from this company “fast deposit” was told it would happen NLT the 9th of each month now I’m lucky if I get it by the 12th! Now they have sent out a memo stating that they are upgrading there systems... charging us 95 dollars and don’t tell us anything in the memo. I am actively looking for another property manager they are horrible!

Great info. How about doing a video on how to get away with renting to illegals and hiring illegal landscapers, maintenance people etc Maybe on how to get away with having a landlord who doesn't have the proper qualifications.
