Another thing we could have been leaping forward is that there is nowhere any mention or charging mandate which is super disappointing and not forward or futuristic looking
Great vid, I still hate the no of lack of design mandate, should have mandated modern/futuristic/California style mansions shrinked but also different, rectangle houses with underground parking from the front or first floor. I have seen them 10 years ago in Montreal. This looks like something from 50 years ago. I am sure interesting design will come out, but should mandated as a standard, large windows, modern/contempory style with great lighting as a base rather then the unicorns. And fancier designs and houses have really futuristic curves in aluminium like the Bernabeu renovated. I hate even the concept of half basement habitation, it should be a real basement and a play room, den, bar, sports room, home theater etc, chose one not all. Or Just plain storage, Less inclined then the former, but same with half basement. This just felt like a Vancouver special 1950 but 3 storey. Laneway is preferrable and just better but not the 3+1 config) In an ideal world, the laneway house should be more a like cali style mansion guest house (scaled, don't like the word)shrieked down and is in sync and synergy or offer contrast to the main house / home, so more thinking clean modern design or at least contemporary or in a chalet style, modern or wood. What I mean is it doesn't cost too much more and perhaps just 10-20% more efforts on the design, once it's normalised and standard, should be completely normal and no more then the normal efforts to make them unique or very good feeling and practical with spaces usage and vertical height feeling bigger and voluminous on the inside and out. Plus like Seattle, perhaps a bit better, the building standard in general will go down. The issue is we really ought the strengh the building code like Australia and more or less Europe which have better standard especially interior(High rise especially but in general, single home usually are fine but multiplex is bound to go down). I much prefer Burnaby approach and others that's more clean, separated and simple, and not 1950-60. So sorry this got so long, was only intended to say how I don't like the idea of half basement as a plex in itself, but got carried away. Great vid, was looking into the changes and landed upon your vids. Keep it up and going!

Would be cool if the house came in with aquaponics infrastructure to grow food indoor. With a bit of research, it could come out similar to washing machine or kitchen sink plumbing I am sure, but with its own dedicated allocated space aligned to the direction of the sun and insulation.

Cities should not meet deadlines they should finish their homework long before the due date. This procrastination is unacceptable and should be accounted for. Question - what about the roof , I’ve always found the roof to be a very nice private safe space for leisure , kids, pets & gardens. Since there is almost no more yard space I think the roof offers value… how does it fit into the allowable sqftage?

How about a 4-plex configuration with 4 stories (allowed in Burnaby) and a single unit on each floor? Granted, this may require a change to the 2 staircase apartment requirement, which I understand is being considered by the province. Advantages of this configuration are less space wasted for stairways, allows for large open floor plans, windows on all 4 walls for each unit (light & cross ventilation), better visual privacy between units and better energy efficiency.
