The whole concept of mandating the use of fixed price contracts for family homes seems designed to destroy the building industry. If you bid high enough to cover all contingencies, you don't get the job, and if you bid lower, you risk bankruptcy. Then people wonder why builders prefer building fancy mansions or apartment buildings where they're allowed to use a rise and fall contract, or else do a house-and-land package where if the client wants to buy this lot, they're stuck with this builder. With a rise and fall contract, the builder doesn't have to pad their quote with contingencies just in case the price of some input suddenly spikes. They can quote what it's really going to cost, and it's on the client to have allowance for contingency - but also, if one part of the project spikes, the client can take the money they need out of the budget for late-in-project prime cost items like their kitchen fit-out, or landscaping. The builder on a fixed price contract isn't allowed to do that.

Good Vid - I have multiple trades on my resources for example Joinery / building / kitchens / demo etc etc. Is there a way of the dropdown that's selecting from the Res. to populate with only the items from the selected trade. You have only one trade so your list is not so long. My list is over 1000 long so scrolling trades that are not rel to that specific task is too heavy.

Well. Don't be fooled. 😂 I have been a project manager for some time. The title does not always mean you will do what is detailed in this video. You could be anything from office b*tch. Low end pay but with the title. You'll just be the whipping boy/girl to a contracts manager (very similar if not interchangeable with a project manager role) I think companies are scared to advertise 'project administrator' and deem it project manager. To properly undertake project management. You need control of a team. In interview- if you won't be in charge of a team. Office b*tch you shall be. 😂 A true project management role is very demanding - in construction. I have worked as a bricklayer all the way up to project manager after mature student status at university studying project management. Construction is legitimately insanity personified. You can expect to apply the tools and techniques- methodologies and true academic project management in only the biggest and wealthiest companies. Anything else. You are merely an office b*tch who rectifies all the issues created by the contracts manager and an inability to manage staff out on site and procurement (buying) or you will work 100hrs a week putting out fires and have way too much work than is feasible to competently complete in the traditional methodology steps. You'll be a good talker. Calm under pressure. Demanding. Persuasive. A good negotiator and manipulator. Understand the output of workers .5 of a day Monday Wednesday and Friday- regardless if you hilter it and scream the working hours at trades. They will stand around for half days 3 times a week. Plus a million more things you have to consider and master. I'm in operations now. Project management set me up for operations...much better.
