But before you dive into the world of short-term rentals, make sure you’ve checked off these 3 essentials so you can avoid the same mistakes I made! ✅ 1️⃣ Know the local area Understand the demand, pricing, and competition in your area. Regulations around short-term rentals can vary greatly, so make sure you’re compliant to avoid pesky fines! I jumped in without ever looking at tools like AirDNA to help me analyze the market. I got lucky but I also regret not doing more homework. 2️⃣ Calculate all costs Factor in everything-maintenance, cleaning fees, insurance, and potential vacancy periods. It’s not just about the mortgage! There are so many monthly costs that go into each property to keep it running smoothly. Completely understanding these will give you more peace of mind from the jump. 3️⃣ Learn as much as you can You’re about to invest a WHOLE lotta money, so make sure you feel fully clued up and confident! Airbnbs should not be allowed to terrorize other nice areas & other homeowners in single family homes , let’s be honest it’s allowing businesses & party houses to open up at any time next to you in your single family homes to have drunken parties. We live in a very nice area & a neighbor decided instead of having a job to open an Airbnb so the huge parties started & naked drunk weirdos & drug heads galore came flooding in to party & wreak havoc on our area. We have had nasty trash like tampons & condoms & other horrible things in the trash get dumped over into our yard, tons of trespassing & blocking driveway & cul-de-sac, noise & nakedness & a drunk guy tried to attack me on my porch, we have been bullied & screamed at by Airbnb’s dozens of times. We have had to spend thousands to deal with the issues. It’s totally unacceptable & the owners are responsible for it all!

My first rentals were just the first opportunity I saw. If I could do it again, I’d definitely change that approach. Legal Compliance: Ensure you meet all local zoning and licensing requirements. Not to mention, you’ll need to set up your asset protection plan. Setup & Design: Furnish and decorate to enhance guest experience. This is my favorite part, but if you don’t love it make sure to hire a pro that understands your target audience and what they want. Marketing: Promote your rental effectively to attract guests. Just this year I outsourced this part because it’s hard to manage and understand all of the pricing. By way of the weed and seed system that systematically denied black own businesses to receive loans so the black community can build up infrastructure once again we've been disproportionately pushed out from having a really community
