What about saving for closing cost? While living in Hawaii, we had over $15k at least for down payment. But we stopped and discouraged us from purchasing a home was because of the $69k+ closing cost we needed to provide! So we just told our agent that we will end the process. $69k closing cost + down payment! Please educate. * My family moved out of Hawaii to now living in Las Vegas, Nevada hoping for a better chance to purchase a home.

Why did the feds decrease rates? Because the job market is getting weak. We are headed into a recession, dont buy a house unless it's within your means, no matter the mortage rates.

To me, reducing rates and increasing the buyers is a good thing. Every house I've bought has gone up in value regardless of rates. Possibly that's timing and locarion but I think buying a house (if you can) is a good thing. I also think that when people discuss real estate they focus of big cities/surrounding suburbs when there's plenty of small towns with houses as low as 150k. If you work remotely - which alot of people do now - buy a house in a small town, the neighborhood is probably safer and you can go on some nice vacations. People talk about "building communities" but small towns actually need it. People leave to go to big cities so they can rent an apartment with 4 other people...why?

This new setup is so sick. The boom mics look dope. I would only suggest a wide shot of everyone and then switching back to the split screen(think The Breakfast Club) when people are talking, but that would require someone running production and camera angles.
