This is my builder (home is only 3/4 years old) I’m so confused on the upgrades or lack there of… would love to pick your brain on it sometime. As always love the videos!! Happy New Year 😊

Most people I know keep ac at 78 degrees. At 73 degrees the ac is never going to shut off. We live in a 3000ft house, gated community. Electric/gas Utilities are $500/mo year round. Water (we have a pool) runs us $400/mo - includes garbage. I don’t know where she is getting her figures from. You it have to be careful with solar. Family had to replace their roof, lost their solar panels for 2.5 mo but still had to make their $300 mo solar panel payments. Payback for solar is awful in AZ. They literally pay Pennie’s on the dollar for solar energy generated by your system. A battery system is not widely used because how hot it is here. Auto ins is more than double what we paid in Midwest. Groceries are more expensive. Gasoline is approaching CA prices. Labor is cheaper here but you won’t see that reflected in estimate prices. Pest control is mandatory. I don’t know anyone who doesn’t spray for scorpions. I do know a few people who decided to stop spraying, but that didn’t last. Our first house is worth double what we sold it for 8 years ago, current house is worth almost double what we paid. Basically, if we wanted to downsize to our first house, with today’s rates, it would cost us more than our current house - which is double the size and much nicer. Also; avoid HOA if you can. “ 11:23 Gated” communities aren’t any safer and simply cost more to live in.

So pretty much everything is an upgrade. I’m guessing 15-20% of home price to make it look decent.

We were interested in the 2 story Pulte model but the choices even in the Lux package were underwhelming and we decided to go with William Ryan where we could pick our own style instead.

Yes, I’m from California. This town is like a snap shot of West LA or a Hollywood backlot….lol But I love it.

Wow super inexpensive compared to CA, of course but still. This home base without any upgrades would be well over a million anywhere in CA and up., What is the price of this home with the upgrades and pool..... when you said they wouldn't let the buyer finance a pool, does that mean the buyer couldn't build a pool until AFTER close and move in? That would be awful. I always thought Taylor Morrison were really good quality as far as non custom homes go, surprised at the comment below.

There is also an LDS church across from Frys. Pulte is who we choose. North of the 60 cell coverage is much better. Our project manager with Pulte is super nice and communicates well.

I live in Rio Rancho in a Richmond American home with an RV garage and I absolutely love my home and neighborhood, especially as someone who enjoys offroading I can basically leave from my backyard and have hours of open desert to play around in. My only issue is the Grand/303, they need improvements there. I went to the traffic study that they held recently and they really have no great fixes planned for the next 10 years.

If you are considering Taylor Morrison I would reconsider. I built with them about a year ago and build quality is lacking. My wife and I regret it. Also consider why this realtor is promoting this neighborhood and Taylor Morrison as a whole.
