    Your loan balance does NOT compound when you make interest only payments. It stays exactly the same. Compounding does happen when you are in school and paying no principle or interest.

    Who taught y’all that? Seriously I’m curious. As a Gen X’er who couldn’t have kids, I truly don’t know if parents that are Gen Xers did it or if it was the schools. All I know is I’m wondering what happened to the USA I grew up in back in the 70s & 80s. When did kids start needing their parents to set a date for them to play? Why did kids stop playing outside like we did? Why aren’t kids riding their bikes & skateboards & screaming running thru the neighborhood like we did? When & why did it stop? It’s saddening to me. As a Gen X’er, I’m truly sorry to the younger generations that we let y’all down & allowed our country to turn into what it now is. I’m sorry & I’m embarrassed. Everyone needs to be kind, that’s not the same as being nice. I want & NEED a man who can & will put me in my place once in a while & a nice man won’t do that but a kind one will do it in a gentle way. My late hubby was great at it. I sure do miss him.

      Exact opposite for me. Being an asshole causes more problems than being kind in my experience. Most people want to fight an asshole, very few want to fight someone who is being kind to them.

      @@disturbed1734 totally valid opinion bro and I think that’s how most men are. But for me I was a real pushover when I was younger and it seemed to always get me in more trouble than being direct and more confrontational. We don’t want to fight but we have to face our problems head on.

    A $325,000 home which increased in value at 5% a year for 30 years would be worth 1.4 million dollars at the end of that mortgage. Compare paying the $600k to own a $1.4 million asset vs paying rent and owning nothing.

    Buying a house is better than renting in most cases. Property is probably going to increase in value. In the worst case scenario you could still recoup some of the value. If you rent you can never get value back. In my case I would have to pay $500-$700 more than my mortgage if I rented. It's really a no brainer. If you have the ability to buy instead of rent, you should.

    At least for me it turned out to be. I purchased in 2019. My mortgage is 1800. Rent in my area is 2800. Best decision I’ve ever made.

    Wrong. First nobody must take a mortgage. Secondly, even if pay 600k over in 30yrs, it will probably sell for over 600k when they sell 30 yrs later. So if paid off get 600k minus seller fees and ended up net zero rent.

    If the house is worth more that the total cost then yes it’s worth it. For example my parents bought a 1700sq foot house for 120k in 2009. Now the house was appraised at nearly triple that

    She’s so stupid for saying this. If she ends up paying $600k after 30 years, so in 30 years her house will probably be worth more than $600k. She will get all her money back. Duh

    She's mad because she has to pay interest? Its pretty logical there will be maintenance on a home, especially a older home. There are benefits to owning and benefits to renting. Most people want their payments to be predictable. At least with a mortgage your principal and interest are fixed. You rent not so much. Plus your landlord can force you out.

    30 yr mortgage is a bad idea. If you can't pay 10% down on a 15 yr mortgage you aren't ready to buy that house. Get something smaller in a less expensive neighborhood.

    Bought it on preforclosure at 2.875 on a 15-year fixed paid off early and house trippled in value from what I originally paid. I can now turn around and rent it out and cash flow $3000/mo. after all expenses. Ha not a good investment 😂

    I built my house 5 years ago for 400k. Today it is worth 750k. Pretty good investment.

      During hyper inflation if you built before yes and even then only if it's paid off you sell now be homeless and buy when inflation goes back down

      @@basedbane787 home values double, on average, every ten years. Owning a home is not a poor investment if it's a decent home in a decent area. Sure beats paying rent forever and leaves something of value for my kids when I die.

    Notice how she said not nesacarily if your 30 always rented can’t save money and it’s “all inflations fault” you should probably buy a house something cheap buy a property put a manufactured home on it and pay it off in 5 years yes what she’s saying is factual it is theoretically better to invest elsewhere and make your money work for you but if ur working a 9-5 and have no formal education no credit or even just don’t have a plan and a business mindset get your house paid off and use that freedom that not paying rent gives you to build something better don’t stay stuck in the loop spending twice what the property is worth and finally owning something outright is a much better idea then wasting 10 years and having nothing to show for it

    I'm from Eastern Europe and was never really aware there's a huge addiction / homelessness issue in the States until very recently. This podcast was recommended by UA-cam after I searched for similar content, trying to understand how bad it is and how it got here. This is really great content, thanks for your work. The channel might be small, the views number also small but this is A+ content. Also, I hope that your nation will recover and learn from its mistakes. Not saying this only because I have a great deal of symphaty towards americans. Because of my profession I worked and met a lot of folks from the States. It's just my view that the world needs a country like USA to defend the democratic values and lifestyle, as an opposition or counter balance to dictatorships and autocracies.
