You are making a blanket statement that all wholesalers are scumbags based on your very limited engagement with them. I am a wholesaler, an honest one, and take offense to your remarks. We provide a service, just like you, and sure, there are bad apple wholesalers, but the same can be said about realtors. There is mutual disdain there. Bottom line, your industry shift could be an opportunity not a liability to align with wholesalers, good ones, and both sides can benefit.

Idk man. For me, if you have to sell your only place to live to get a "better one" and stay actually homeless for a while sounds like a bullshit. What if something goes wrong. You've sold your only place to sleep at; and now you wait to resolve things to get into new house and are temporary legally homeless. For me, it's just not worth the risk. If you can't buy it right away or don't have any backup - avoid it. It's so easy to get from rich to rags, you can't imagine it, unless it happens to you.

Funnily enough, this is how I got into my house. At the time, the seller priced the house about 5% less than the market for the same type of house. I was the highest bid at asking price( there were bids for further 5% less) . By the time I closed the house appraised for 15% over the asking price. I made money buying the place and the sellers bought their place in California.

Loan approval letters from major banks are time bounded and as a buyer you want to check with your bank about time frames. The last thing you want to do is have the approval offer expire before close. A pre-approval is sufficient for viewing a house.
