TREC PI 4088 - ASHI Certified Inspector 244798: Home Inspection whatnots, Chili drippings and some spare gas. I'm a TREC licensed Home Inspector working in North Texas, Dallas, DFW as the Sole Proprietor of Good Home Inspection since 1996. I've signed my name to thousands of inspection reports over many years. For better or worse, I see things. I've inspected structures fro Houston, to Athens to Super Springs, to Pottsboro, to Wichita Falls, to Cleburne, to Corsicana (and a whole lot of place in-between); not that I want to do more inspections in those places but the price is right I do go where the money is. I try to keep a sense of humor throughout my day. I also perform Commercial Inspections and have been hired for some Expert Witness work. Some of these videos might look like "bubbling hillbilly home inspection", but they don't represent the true quality of the Inspection Reports delivered. My family and I appreciate your trust and business. Please Like and Follow. - Thank You.

I have a VERY similar unit but can't find any information on it. Mine is leaking. It needs some tender love and maintenance. any suggestions? much appreciated
An HVAC contractor familiar with multi-housing units, or commercial properties. These systems aren't complicated, but a lot of residential contractors don't like to mess with them because they're overhead units and working on them can be tight.

where would you adjust the water pressure to the house if its too low?
I would start with the supply (the utility co.). You can only adjust your pressure from between 0 and the max available.

How much time do you think I have?
Usually, if you’re attic is vetted properly, there will be no pressure problem. I have a properly installed whole house fan, and that is the principal on which they work, pulling fresh air in through the windows and expelling the hot air out through the attic
Pulling the car exhaust through the attic or allowing the fire to spread from the garage across the attic pace?
Thats a window fan
Then it belongs in a window.
Actually it's a 1" gap that should be between the rain gutter butt-end and the wall. The rest of the observation and comment is sound.
I disagree with your ice and water shield going on top of the drip edge. Not sure if you're in the Northeast but out here in the winter, sometimes gutters freeze up very badly and when that happens, the drip edge is pushed up from the expanded ice thus exposing the top of the fascia board where it meets the plywood. Now you have an area that is vulnerable for water to drip back into and is a really bad scenario especially for houses that don't have an overhang. The correct ways to put the ice and water shield on first and even go as far as to getting it behind the gutter about a half inch or an inch. Even if that means loosening the gutter system. Then put your drip edge on. In the event you have missing shingles from some storm and water runs behind the shingles and down the underlayments, whatever water runs behind the drip edge will run off the ice and water shield and into the gutter. We've been doing it that way for over 15 years and have never had a single issue.
I'm in north Texas, Dallas, that's not an ice shield, that's underlayment as stated. The roof covering manufacture and the IRC think that the underlayment goes over drip edge and under rake edge flashing, like it was; underlayment goes over the drip edge flashing in any part of the country. And the drip edge flashing was supposed to cascade over the back of the rain gutter. All day long, 24/7 365.
@@GoodHomeInspectionWhat about leap years?
Like you said your in Texas so you can do it like that. No snow there. Those of us in snow regions have to do it differently.
The cool spot was from the air return duct.
Old Joe must have been agnostic, he faces north.
Pretty sure thats actually a window fan. Cool setup
I'm still going to note it as deficient. It's an unconventional turbo chimney 🤠
See that big ole hole in the chimney crown? And that the chimney doesn't have a cricket? Notice that the improper clothes dryer cap or that there aren't any bathroom vent exhaust?
What rig are you using?
Docu-Pole 30’. I don’t use the last extension much but having it keeps the camera head more stable than if I were using a shorter pole. I typically use a Panasonic DMC-TS26 Lumix @ Medium resolution to help with stability. Watch out for power lines! I know of one home inspector who got tangled up in one and now all hi’s family has is a GoFund account because he died. So be careful.
@@GoodHomeInspection that's the pole I'm looking at. The carbon fiber ones are $1k but carry all of the benefits of.
@@Tiersmoke92555 Mine is highly conductive (and dangerous) aluminum. I would imagine the carbon fiber to be stronger, lighter, and safer. And using a pole does require a measure of upper body strength. I'm not sure carbon fiber was an option when I bought my pole but when it comes tome for replacement I'll get one of those.
@@GoodHomeInspection have you ever consider wrapping the main tube (handle) with tape or an type of nonconductive wrap? Even wearing Mechanic brand "electrical" gloves could help. I hope other folks are following this thread.
@@Tiersmoke92555 Gloves would help. Tape would integer with the telescoping mechanisms.
Do you ever see any nasty termite infestations with tubes hanging down in a crawl space?
Not uncommon. This client forewent a Wood Destroying Inspect Inspection.
De De had my heart
That's not De De, although she look similar (a younger version with different shades of coloring, narrower head etc.). That's out neighbor's cat, Bones. She's named Bones because that's all she was when they rescued her from a puddle of mud when she was a only weeks old.
I love De De
Is there any code that says you must use a nail on an electrical box. I know it’s not permitted to use drywall screws inside a plastic box but that screw was not inside the box.
Those garage doors have my favorite locks
Everything. Apparently I cannot reply to your comment? Thank you. Yes, I also perform commercial inspections. This is a preliminary inspection of a commercial roof covering installation I’m scheduled perform this week (stay tuned, please subscribe, and don’t forget to tap the like button). I also do some Expert Witness work although videos like that are more serious and wouldn’t be searchable on my UA-cam Chanel. Quite a few video’s I produce are not searchable on UA-cam because of individual privacy considerations. Please remember that my videos are not reports, they are first or second passes used to supplement the reports I create. I use these videos as part of my note taking system and to share my process with my client. The language in the reports is more professional than in the videos, some issues present but not mentioned in the videos can be found inside of the actual reports.
Nice job showing the defects. I didn't know you did commercial inspections too. Ive been of some commercial roofs that were quite a mess.
Good information but are you sure the 45 amp breaker is wrong because 50 amps is the maximum not necessarily the only breaker size allowed.
The manufacture sets "bracket" (my term) of largest and smallest, however, for better or worse the manufacture recommends using the largest. I've assumed that it must have something to do with the larger starting load amps.
Lots of great information.
Nice job finding all the issues.

I see a lot of tape on water heater flue pipes around my area. I guess they are all wrong.
I see a lot of tape too and you're correct, they are all wrong. A gas appliance flue should be mechanically connected.
I know its been 2 yrs. But how did you attach the post to the cee channel
I didn't attach anything. I'm a home inspector. The exposure is dark and my camerawork is shaky. I suspect that the connections were welded and/or some combination of welded and bolted. This carport most likely was constructed by a company specializing in these types of projects.
What does alkalinity is too high in my hot tub

Nope, I think they'e some big ass ground wasps.

Hey Bud, I really like your videos. Would you be able to combine your videos somehow into one video? That way I don't get a long list of your videos in my feed.
Thank you for following me. These videos are supplemental to my client’s inspection report, so certain information is best parceled and served in specific sections of the report. These videos are for my clients and it’s best not to bundle too much information into a long video. Should my client want a specific issue address during negotiations, a short video will help get my client’s concerns across. I exhaust ≈ 3 batteries a day, it takes me ≈ 3 hours to download and upload these videos every night, after a 7 hour day, and then I repeat the whole process the following day. That doesn’t include processing ≈ 70 still images, researching my findings and writing the ≥ 40 page report. These videos represent only part of a 16 hour workday for me. There are other home inspectors out there filming themselves performing complete home inspections. Some of them are pretty slick. I might try that one day, but for now the best I can do is apologize for blowing up your feed.
@@GoodHomeInspection I see. No worries at all. I will probably continue to follow along. :)
so i guess this was done by a diyer. Another thing i noticed it the opener is not in thr center im sure it cound have been done thay way in a certain way unless the beam didnt allow. I enjoyed the video.
Yes, it was a flip. And yes, there was an exposed beam at or near the center of the door. The opera off to the side shouldn't be an issue because it's a metal panel door which doesn't weigh much.
It absolutely blows my mind that here in 2021 my county doesn't include drainage as part of a new home building plan. Low-Impact Development wants 4% slope for ten feet & then 1% to the public-ROW-drainage & is one of the set of guidelines I like. The south & center of the country have expansive-soils so when temperatures are above 90f you actually want moist soil to prevent the soil from shrinking too much & not properly supporting the foundation,... but we still need drainage for our 4.5-inch flash-flood risks.

And your ladder goes off my by gawd gutters hand
I'm a pro, your gutters are fine.
That garage door has my favorite lock
Interesting but I couldn’t understand a single word… Maybe speak a little slower and clearer and closer to the mic while showing this interesting stuff? Thanks
Yeah, I'm covering a lot of stuff in a small amount of time, the only mic is the one in my camera. It's also covered in the report writing including additional still images, tables, and links to reference illustrations. But you're right, I move kinda fast for an old man. Thanks for viewing, some of the videos are better than others and mistakes are not uncommon.

I those were mine based on these recommendations I’d have them removed and replace with a tankless gas
Replaced for sure, maybe with tankless.
My guess is that its not wired correctly
If the GFCI button doesn't activate (trip) with the test button then the device is defective. However, the auxiliary device is operable and it was likely less expensive to add it than to replace the breaker. A foolish move because they're still relying on a defective breaker for current. - - And this pool wasn't contracted for inspection, my clients contracted another company for that service.
That is my favorite lock on the garage door
