I wore yellow tinted glasses from like 10th to 12th grade... and maybe a bit beyond that, heh. Mostly just for style. Didn't have money to switch it up (they were prescription, not just cheap sunglasses), otherwise I would have liked to try some different looks. Now I'm looking at getting some designer tinted glasses again... trying to see how far I can push it before I start looking, shall we say, gender fluid... heh. Oh and yes, it does help with my slightly sensitive eyes. (And no, there was no real reason you need to know.) 😛 I might as well add... I wish I could get some gradient, polarized, transition, custom color and tint percentage... all in one pair of lenses. But that doesn't seem to exist... I may need to look at some super high end brands... (I did manage to find some expensive sunglasses that have polarized lenses for driving... which don't get clear, but at least they work, unlike the regular polarized glasses I got. I drive a lot, so really should hurry up and get something... so picky though, ha.)

As I don’t have full context of your situation, you mention “back out”. That would imply to me an offer has been accepted? If no offer has been accepted and a seller receives an offer they are under zero obligation to accept it. In fact a Buyer could offer a Seller 3 times the actual price if the home and the Seller can say no and turn away that offer. However again speaking to your wording above, if an offer was “signed back” by the Seller to the Buyer there could be an obligation to work with that offer. I’d need to know more detail as to what you’re asking and if you’re already working with an agent it’s best to consult them directly 🙂

Hi Mike, I appreciate you taking the time to comment. If you watched my video you will notice I do not service the Barrie Market. I stick in York Region. So I can not comment about Barrie's current market condition specifically. That said to address your question; I do not believe the media is hiding a crash because there is not one. The media certainly is promoting the fact they feel we are in a "Buyers" market. If you check out my stats above showing what the stats were in 2013 when we were in a buyers market you may feel as I do that we have a ways to go to get there. That said inventory levels of homes coming out for sale in the last 30 days rose by 30%. This represents a significant number in some markets. So it has given buyers a a lot more inventory to look at. In some markets we have seen Days on Market increase in response to that increase in inventory. As a whole Sales Price to List Price ration in York Region and Simcoe County are still trending at 110% and 106% of asking price respectively. I will agree that there are "some" homes in this market that are not selling, slow to sell, or have had to endure price changes, re-listing, etc. With so much inventory and choice the best of the best are standing out and get picked off quicker than the rest. That is true in all markets. Now the non resident tax announcement did coincide at the same time as the increase in inventory levels. We have seen the Asian community take a step back and just watch what is going on. If you look at the BC market where the tax was introduced the market floundered for approximately 180 days until it found its footing and is headed back in a positive trend.
