How to use a non-invasive Moisture Meter for Moisture Inspections
Переглядів 23 тис.10 років тому
Detect-A-Leak have been using moisture meters along with Infrared cameras for moisture inspections for a number of years now and have found that there are a number of traps for beginners. It is important to know the moisture readings you are getting are accurate and not false readings caused by the material being tested or the inspectors inexperience. This video covers the basics of how to use ...

    Hi everybody! A friend of mine, brought a humidity meter with one very fat point because my apartments interior fat brick-cement walls, shows humidity between 20-25 and in one wall showed 38. I'm on third floor and block of flats is old: 1967. I suspect that there are leaks from above apartments in the walls! The reason i let him do it is, that i have 30..000 books in which sometimes have found mould!! I'm afraid for my books. And if is is dry as he says to me.. how is it possible desiccants hooks to be full in one month time? He told me that either way desiccants would be full even if was not humidity around!!! I start thinking to buy my humidity tool trotec! What do you think for all this; Many thanks,

    Many metals are non magnetic like stainless steel, so testing the magnet is not valid

      Yes you are right but most of the metals I come across doing house inspections are magnetic, hence the reason for using it such as nail fixings, strapping and external corner mouldings underneath Gib board

    Do you think it might work on a flat roof

      Yes, can use Thermal Imaging on both the inside and the outside and the moisture meter on the inside.

    I just bought a Trotec 31 and the instructions say nothing about th min-max button.

      The minimum will remember the lowest reading and the maximum remembers the highest until you clear it or reset it.

    Great video! Curious to know... would an infrared/Thermal camera also work in testing for moisture when standing in front of a tiled shower and/or help locate moisture inside walls immediately opposite a tiled shower(?)

      The Infrared camera can make the moisture visible as an anomaly, but you cannot confirm its moisture without first testing it with the moisture meter. detect-a-leak.co.nz/services/infrared-building-inspection-moisture-inspections#bathroom

    Hi. I've recently purchased an extech m0257 which looks very similar to the moisture meter in the video. The meter is described as measuring from 20mm to 40mm depth. I am trying to gauge the moisture content of some kiln dried Yew wood that is 50mm in thickness (which should be around 10%). I'm getting readings of 25% (holding the meter correctly with it at 90° to the wood) If I hold the moisture meter 20mm away from the wood I am getting a reading of 10%. Would you say this is because it's reading the surface of the wood or just a false reading all together?

    Just realized after watching this video why the sheetrock with A/C duct running behind it was reading higher. I thought it was wet sheetrock due to condensation when in fact the ductwork is acting like a foil backing altering the reading. So glad I came across this video!

    Will false reading also occur where there are other types of metals behind the material, such as piping?

    • @Mustang_II_racer
      @Mustang_II_racer 5 років тому

      Yes any metal that's close enough to the meter will increase the readings but often pipework is deeper in the wall so might only make a small increase if any on the readings.

    What kind of meter can you use for plaster walls with metal lathe behind surface?

    • @Mustang_II_racer
      @Mustang_II_racer 7 років тому

      You can't as the metal will give you a false reading. Just test from the inside to see if the moisture is getting through or use thermal imaging to show possible ingress.

    Good stuff. What kind of a problem to old fibro (asbestos cement) sheets present?

    • @Mustang_II_racer
      @Mustang_II_racer 7 років тому

      It's very moisture absorbent and becomes brittle overtime. Not to mention the health hazard. Thanks John

    • @Argyll9846
      @Argyll9846 7 років тому

      Thanks John. I'm finding readings from 100% down to as little as 10 for some walls I've been investigating. I've warned the agents about the health hazards of old fibro.

    • @Mustang_II_racer
      @Mustang_II_racer 7 років тому

      It will often have high readings. Best to test the building on the inside to see if the moisture is getting into the building.

    • @Mustang_II_racer
      @Mustang_II_racer 7 років тому

      Moisture can easily pass through it. If the buildings old there may not be any building paper underneath which can allow moisture to form as condensation within the wall on the gib giving high readings internally. Google how to identify asbestos fibro cladding for more asbestos info

    what would be considered high for a basement wall or ceiling? i want to find out if there are moisture problems in my customers homes when they are curious about mold

    • @Mustang_II_racer
      @Mustang_II_racer 8 років тому

      Any reading under 40 is considered normal with this Trotec moisture meter. The readings will change depending on the material you are testing. If the basement has concrete walls or Gib strapped over concrete this will increase the readings. Taping on the wall is often the best way to tell and remember to take comparative readings, so you can decide what is normal for the material you are testing. Concrete can be normal with a reading of 80.
