What happens if you port the mortgage. And the property has increased in value but your next property is the same value as the old one. For example, if property is £190,000 and i sell it for £220,000 but my next property is £190,000. Will the bank give the equity back to you or will they take it off the loan?
Yes, any equity is free for you to use however you wish.

Surely even with children involved, the house can still be handed over to their ex and then they should they not get a mortgage on that property on their own they can sell and use the equity to purchase an affordable place?

Hi Michael, It’s really between your partner and ex to negotiate. One way of working it out would be to calculate the equity by subtracting the outstanding mortgage balance from the value of the property, dividing it by 2, and then knocking off the deposit your partner put in initially. Hi, yes, this could be a possibility for you.

Hi, If you decide to leave the Armed Forces altogether and have a property which was purchased using FHTB and some or all of the loan is outstanding, you will only be allowed to leave if the FHTB has already been repaid in full or you have made acceptable arrangements to repay the FHTB in full prior to your leaving date. Please speak with your Unit HR Administrator about the repayment methods. One method of repayment may come from re-mortgaging the property and repaying the FHTB loan from the re-mortgage money. You cannot leave the Armed Forces and retain the FHTB loan, regardless of whether you are re-mortgaging or not. Your repayments will continue at the allotted rate until you leave. Thanks, Malcolm.

Hi can you help I have been divorced for 3 years now and the court order was to transfer equity into my wife's name as she was not on the mortgage initially, but the mortgage company refused based on affordability, I was indemnified from the mortgage payments so I never paid the mortgage and nor did she and now the mortgage company are going head with repossession, what shall we do ?
Hi, It is a legal matter this rather than one for us, but I would say nothing would really get in the way of a Lender taking possession of a property where mortgage payments have been missed, irrespective of what was agreed between you. I recommend you open dialogue with the Lender if you have not already done so about what you plan to do and seek legal advice. Thanks, Malcolm.

Hi, this may well be possible but you would need to be able to satisfy the affordability assessment without your ex’s income.

You're on the deeds i.e. you legally part own the house, simple. She can sell all she likes, when it comes to the deed transfer you can stop the whole process dead in its' tracks, as you never consented in writing.
@@mirola73 I offered to buy her out. Her reply before I even got to that part was you can't make me move until our youngest is 18. I never mentioned making her do anything!. I literally said at some point we need to talk about the house. Guess she's just gonna make my life as hard as possible from now on. ( no different to when we were together tbh haha)
Hello i have a question. Me , my father and my brother was approved by house mortgage. But i have a problem with my bank statements as. I was gambling before we get pre approved. But I was just supporting my father on this mortgage. Will that accept my final approval? Even if im not the principal buyer? Are we fetting declined?
Hi Mike. It’s not a black and white answer, it can depend on the frequency and amounts of the transactions. For example, the odd lottery or football bet is usually fine, but higher and more frequent transactions can sometimes lead to a decline. It doesn't matter whether you are the first or second applicant.

Hi, yes you will still be eligible as the stamp duty is payable on completion.
Afternoon, Me and my partner are looking at applying for a mortgage in March next year through yourself. At the minute we are discussing getting a joint bank account to simplify our finances but we are worried this will impact our application because it won’t have been opened for 12 months. I'd advice working with a mortgage broker for professional advice on how to go about investing in real estate ... just to avoid regrets
It will be over 20% for food inflation, as the majority of products now have less weight, with many at the same price, while others have a price increase too! Therefore, not included in inflation figures. For example, if a product has 10% less ingredients, that is the same as a 10% price rise if the price is the same, but if the price has also risen by 5%, that's the same as a 15% price increase, when only 5% will be included in the inflation figures! Finally, 5 months of recession is actually a depression!

Hi 👋 I was wondering if anybody could help. I'm planning on getting married in the next couple of months. My partner's family are fairly religious, so we will be having a religious wedding. It won't be a real marriage in the eyes of the law I don't think. If we have a child and she decides that she doesn't want to see me anymore, am I entitled to anything. She owns the house and it's all paid for by her and she is nearly mortgage free. She earns 4 times the amount that I do. Basically I'm just worried that she might become hard to live with if years to come, and she might just kick me out. Would I be entitled to anything if I've had a child with her? I'm guessing not. I hope someone who knows the answer to this can help. Thank you
