      ⁠wait what?!!! I lived there 1995-2013 and NEVER had a crime or saw a shark… However times do change so 🤷‍♀️ but when that oil spill happened I did see a bud sea turtle… I would walk at all hrs at night too and drive alone from Pensacola back…😢 I misss it

      @@jesscasey3788 Yeah, shark attacks and the sounds of gang violence at night echos through Navarre. It's so bad that the sheriff department ran out of sheets to cover the victims on the ground and switched to plain Ole trashbags. Most of Navarre is burnt out buildings, packs of wild dogs running free, cars on blocks, and tent cities. We are hopeful that when the Haitians we've been promised will arrive and bring an economic boom.

      Yes, good! Still can be a bit crowded with people without kids, but most tourists have left and gone home because of school. A much better time to visit than June or July! Temps in the 80's, water is still feeling great.

      Yes, one of the biggest things I learned in Rehab was, alcoholics can't ever just have one. I like to think of it as a life threatening allergy if I were to ever drink again. Thank you, I appreciate it!

    This is true. But even if you get a seller to drop their price from $460K to say $390K. Financing with 5% down will still be a high total mortgage payment at 7.25% that most people just can’t afford. That’s the real issue. 3% was the only way most people could actually afford a home at those prices

      It certainly requires a solid income which can be difficult to attain in today's economy... This video is more tailored to those that are on the fence and are concerned about the rates being too high to make their desired move. Also, as I'm sure you're already aware, home affordability can vary significantly by location and market conditions. In some areas, while interest rates may have caused an increase in monthly payments, they often can still be relatively more affordable compared to other markets. There are some ways to counteract that affordability concern, recently, we've seen many buyers explore various mortgage options, such as fixed-rate and adjustable-rate mortgages, which can offer flexibility and potentially more manageable payments. Additionally, government programs and financial institutions often provide opportunities for lower down payments or assistance for first-time homebuyers.

I kind of feel sorry for him but at the same time.... He's completely brain dead for making such a brash life changing decision that probably ruined his retirement.

Tbh it sounds like he just had fear of missing out, so all rational thinking was left went out the window. FOMO can cloud our judgment and lead to impulsive choices.       That's not a bad philosophy to live by, however if you're wanting to sell your home in today's market, it makes a HUGE difference offering your home with NEW appliances. I didn't think about pursuing a vintage vibe though, now that would be pretty awesome!
