Farmers dropped me after 15 years for no reason, and now I have taken from them 11 families and counting. Relatives, and now I am working with people in the church. I hold a grudge. For life. I will make a dent on them, trust me. We went with a small local company. We are all leaving the big guys for good.
People are now writing an extra contingency of the ability to find home insurance.
That makes no sense as you should have quotes before you make an offer. You would not waste your time making an offer if they are all no quotes or high quotes. I live in Texas and I got insurance quotes before I made offers on my house last year. I used a broker that could get multiple quotes back to me in 10 min. You also dont need another contingency because your mortgage company will cancel the mortgage before closing if you cant prove that you have insurance setup.
Insane how much insurance is from one neighborhood the next. I live in a neighborhood in La Mesa that isn't considered a high fire risk and I was pissed Farmers raised my rate for next year to $130 a month. Then I hear about people paying $400 a month two towns over because they are next to a large canyon and the mountains.. my rate doesn't seem so bad.
I agree that it will decrease. If I were a betting man, I'd wager on large decrease. People will be holding loans higher than the value of the home.

Prices need to drop so homes are affordable; investors need to be out of the market and air bnb & investors need to pay higher costs and taxes -- they are who has caused this unprecedented rise in prices -- lower prices will bring out more buyers --

Thanks for watching! We've definitely seen the market move to favor buyers a bit but there are homes that are still selling in the first weekend - if they are dialed in and priced right - but not nearly what we saw a few years back when everything was flying off the shelves.
Inventory issue
Indeed! A little improvement this year compared to last, but still not where we need to be.

a bubble is a bubble is a bubble -- monthly payments average are above $5k -- it's all about monthly payments -- and that's for something cheap and not really desirable -- I'm hearing lots of the same things people were saying in 2007/2008 -- everyone says it's different now -- yep it is -- but this is not sustainable - our salaries haven't gone up that much -- i would never buy in this environment -- if prices don't drop - I certainly don't believe they will go up exponentially -- and counting on rates to drop is not a sound decision -- who knows where rates are going to be --
Bingo…salaries or pay. Broken system. It worked for generations before as. These systems weren’t meant to last thing long before they collapse. “Strength” of the dollar, pensions, social security….etc.
A crash isn’t happening any time soon. That’s for sure. The major difference between today and 2007 is that they were approving anyone and everyone back in 2007. Today, if you don’t, you don’t get the loan. I’m selling my home, ending up with 325k profit, and that’s after realtor commission. I’m putting 260k down and keeping the rest. My mortgage will still end up being $4,247. I’m well under the 25 and 28 percent rule. This shit is insane. There are people in Cali that will NEVER be able to purchase a home. Never
Yeah, buying now and hoping that rates drop in the future is definitely not a good strategy. Buyers need to be comfortable with their payment right off the bat.

Great analysis. Your market looks a lot like mine up here in Sacramento. My sold-to-list is a little skewed as a lot of homes are hitting the market overpriced...so, sold-to-list is under 100% but median price is up almost 2% last quarter. I'm seeing a lot of homes sit and get price reductions. We're in what I call a "frozen seller's market" (borrowed term). I just listed a move-in ready home about 1.5% below market value to compete with other listings, and we got into contract with a buyer for $20k over list (+3.2%) within 7-days. Location, location, location has become location, condition, price.
It'll be interesting to see what happens over the next few months. Just this week it looks like a handful more properties have been popping up on the market. Still competitive for sure, but like you said, location, condition, and price.

Location is still super important - i.e. is it near a main road or freeway. Even right now in SD about 23% of the homes on the market have had a price reduction. The homes that are priced properly and prepped for the market seem to sell the quickest for the most money.

Yeah, the prices really accelerated over the past few year. Avg price for single family home right now is closer to $1.3M when it was about $860K in Jan of 2020.

@@drewrowe Since interest rates have started to rise the frenzy of the market has slowed down a bit, but we just had a colleague sell a starter home in Carlsbad (original price $1.15M, sold $1.25M) with 12 offers. But sustainable - I don't believe we can see another 50% rise in the avg. sales price of homes here in San Diego over the next 4 year, but who knows. As of recently though the main thing driving prices up is lack of homes for sale. Until we see a significant change in that, prices will likely continue to rise at a faster clip than usual.

Not moving in 2024. Sorry for the confusion. Was trying to convey that I was planning on moving in 2034 (i.e. I Would Buy and Sell in 2024) but our situation has changed, uncorrelated to market conditions. Thanks for watching and the feedback!

My original plan was to buy and sell in 2024, but we have had to reassess due to our financial situation changing, not necessarily what will be happening in the real estate market in 2024.

Simple answer...yes. My original plan was to sell our current home at the beginning of 2024 and purchase another home towards the end of 2024. But our plans have changed. Not due to market conditions or anything happening in the real estate space, but our situation has changed.

The way I understand it is that it'll be like a condo setup. When you purchase a condo you own the unit itself and what is known as “interest” that you share with all the other owners in the “common areas” of the condominium. More details to follow...
The way you get more affordable housing is by building lots of homes.
That would be ideal. Unfortunately a lot of San Diego is built out and/or cities are too restrictive on new builds.
