Obvious bias against Newton. Just a little odd.
Obvious bias to western suburbs guessing it correlates to his sales area . Suggest that living in a state that borders the Atlantic one should look at the North and South Shores
@@johndonohue3962 no bias here, these are in order strictly by their Median prices for single family home. I pulled the data from the MLS, these are just the top priced towns (not necessarily the best since that’s more a matter of opinion).

What construction company did you use and how did you find them? Building vertical extension are difficult to get permitting for, did you get the house inspected by a private contractor to see if it could handle the construction? Very amazing work
We used Rise Design & Build, which we have a personal relationship with, and has a proven track record. We also used a structural engineer to determine what is possible to build in this home as well as the type of supports we'd need to use in the framing stage. Great outcome. However, placing a pre-fabricated home on the original foundation and/or creating a new foundation, would have been much wiser, taken less than 10 months for completion and definitely more lucrative.
Jefferson, placing a pre fabriacted home would be faster, however the permitting process would take longer because if we remove the entire structure than it is considered a new construction home vs. a renovation. Are you in the home development business and have you done a project where you removed the old foundation, put a new one in, and put up a pre-fabricated home?
Yes, you are correct. As long as the existing foundation was not altered, placing the pre fabricated home on the existing foundation continuously makes the most sense at least 9 out of 10 times. Thank you

In my opinion Quebrada is a terrible bakery. If you want the crème de la creme, go to an authentic French one, Praliné, 203 Belmont St. close to the intersection of Belmont St. and Grove St. Epic croissants and other specialities!
Adriana, I will respectfully disagree. Maybe it's not the best but I think they are a local, family-owned business who workes extremely hard and that is important to support. We will all have favorites for one reason or another. The only food establishments I'll call terrible are McDonalds, Taco Bell, KFC, etc. Fast "food" which isn't really food, just a combination of 60 ingredients that provide no nutritional value and high health risks when consumed regularly. Maybe I'll start a nutrition fitness channel one day to talk further on the subject...

Secondly - the goal was to make a video of steps I go through with my clients to help them buy a home vs. a typical home buying video of 1. What is a pre-approval, 2. Submitting an offer, 3. How to do an inspection 4. What is the earnest money deposit, etc.. More of a mindset video that will help someone in buying a home. Definitely dissapointing hearing that you didn't think it delivered. I will revisit the content and see how we can make it even more valuable for the viewer.

I respect your opinion but the videos about fear your talking about are true for the most part. Prices are absolutely ridiculous and unaffordable in Massachusetts. Especially in Boston and the Suburbs. I feel bad for our generation of 25+ year olds trapped in a cycle of high rents and no chance at the moment to buy an affordable, good quality home. Run down houses are going for $500k+ in places like Everett/Somerville. It’s depressing.
Kassanova, thank you for watching the video and taking time to leave a comment, I appreciate it. I think we're talking about 2 separate issues. I don't like those videos because they are click bait and for 3+ years have been claiming "real estate will crash" and that "people should NOT buy real estate" which is awful advice. Buying real estate is the best way to leverage your money and create wealth for your family, especially in the greater Boston area. I agree with you that prices have grown substantially in and around Boston over the past few years, and it's become difficult for first time home buyers to purchase. There are new programs out like 5% down conventional loans with for singles, condos and two-families, and Cambridge savings bank has a program that allows 3.5% down with lower rates, and no PMI in select areas like East Boston, Chelsea, Everertt, and a few others.
So much has changed. The bike path is where the railroad tracks used to be I think. And it has restaurants now but they were pretty rare when I was a kid. We had a lot of sub shops and greek pizza, Brighams, Buttricks, Papa Gino’s, and Jimmy’s Steak House which used to be the Cape Codder I think. There may have been more but not much in the Heights.

Paula, still a lot of great pizza places...Olympia PIzza, Andrina's, Arlington House, Otto's and Venice Italian PIzza - my favorite. Also many many sushi places, great bakeries, tatte + cafe nero, and don't forget La Victoria, Acitron, and Tryst. I think we could use a nice Italian restaurant and a good seafood restaurant, but overall we have 60+ places to get food and coffee which is great!

This one was on Philip road and ended up selling for $1.9 , which I think is a good price for the size of the house + the basement has incredible potential!

Sellers have been dropping prices since the end of this summer. This didn’t age well.
Annie, appreciate you watching and commenting! I think dropping prices have to do with three factors: seasonal slowdown in August + the fall, rates jumping into the 8’s, which I’ll admit I didn’t think would happen, and sellers overpricing homes in the fall based off what their neighbors sold for in the spring. We’ll see how it shakes out when we do a 2023 review in early January.
Well you give a bullish scenario. I don’t buy it due to affordability issues, but hey maybe the Boomers will keep sticking it to the younger generations.

@@NotYourAverageRealtor I said a bull scenario not bullshit. I'm happy to see bull scenarios because there's not many people posting them. I'm skeptical of the bull scenario for the nation, but I know nothing about the Boston market. Maybe prices could hold there, not for certain what happened in that market in 2008. There's some markets, for some reason, that are just not affordable ever. I'm not for certain why people keep buying in those markets.
@@rathelmmc3194 my apologies, I read your first comment too quickly and clearly read it wrong. I’m bullish on real estate from a long term perspective. If you’ll be somewhere 1-2 years then it might be better to rent. 3+ years then I say own. Personally we bought homes in 2010, 2013, 2015, 2018, 2020, and 2023 and each one we’ve either kept as a long term hold or sold for a profit. I think Boston + Greater Boston is seen as a bargain compared to NYC and California and the supply of inventory is limited. To make a drastic comparison, one could buy a good size house in North Dakota, but the jobs market may not be strong out there, maybe there isn’t as much nightlife, museums, high quality restaurants, good shopping, etc. There are a few cities in the US that people want to live in and have a lot to offer and Boston is one of them. The only way for prices to come down is for supply to drastically go up, and even if we hit a mild recession I don’t see that happening because a large % of home owners own their home outright or have an affordable mortgage payment from refinancing a few years ago. So that’s why I’m in the Bull side, locally. Other cities nationally will be different.
The market is finally turning in the suburbs of Houston. For a while people from California were coming in with cash and buying houses. They were selling like "hotcakes." But that has almost disappeared and now there's dozens of overpriced houses sitting on the market. Nothing is moving except some new houses where builders are giving 4% mortgages and paying all the closing fees. Price reductions of 5% are common but evidently not enough since they are not selling.
@@carefulconsumer8682 Also this time of year, at least in the North East, the market slows down significantly. At the same time, there are sellers who saw what their neighbors sold for in the spring, then think "my house is better" overprice at the same time when demand is lower than the spring time, and this adds up to homes sitting, and then having to price drop.
I was also wondering how is that possible for the buyers to afford to buy with the mortgage rates being so high. But that video explains it. Ppl in their 60+ who have already paid their mortgages are selling and buying new properties for cash. Or the younger people who are buying now with the plan to re-finance it later, when the interest rates will go down
Exactly. Plus the average age of the first time home buyer being 35 - many times it's DINK's buying - Dual Income No Kids, because people are starting families later on in life, and have more cash on hand from being in the workplace for a decade before purchasing.

I mean this will collapse the Boston economy young people, such as nurses policeman five hours, teachers will leave the state it will be hard to find good young project managers in a lot of industries because they will move else where
Michelle I am going to respectfully disagree and here are the reasons why: 1. Looking at NYC they still have all of those professions, working in Manhattan and the housing is much more expensive than Boston. They may not live on Park Ave, but instead in a different borough, but they are there in NYC. Similarly in Boston, there are opportunities to own real estate in areas like Dorchester, Roslindale, West Roxbury, Roxbury, Mission Hill, (for those needing to live in the city limits). 2. Mayor Wu is actively trying to change the city's zoning code to be less complex and more efficient. This would allow more housing to built faster, reduce upfront costs, and increase density as well as affordable housing. 3. The mayor is also installing a new program to convert empty office space into residential housing by offering large tax credits to developers. The cost to convert is still high so we'll how that goes. 4. Charlie Baker passed the MBTA communities act which is requiring towns that have public transportation to change zoning to increase the ability to build more housing on main corridors. Just yesterday (Nov 15th) the town of Brookline passed to change their zoning heavily by a landslide vote and all 4 story buildings to be built as of right along Harvard St, which could bring an additional 800 units of housing to the market. My town of Arlington just approved a similar measure along Mass Ave and Broadway. This is only two towns, and more are on their way. Overall I think everyone recognizes the cost of home ownership and the only way to fix it is to increase supply, and build more densely. You didn't mention Somerville, long a forgotten urban backwater, now untouchable by any standards, but we enjoy lower taxes than other suburbs thanks to a good business base. Arlington, a small town between Cambridge/Somerville and Lexington, is also now virtually untouchable as well.
Jim, thanks for watching and commenting. I actually live in Arlington and know what you mean. This video was strictly on the top 5 by median price. In 2021 Somerville & Arlington were the 21st and 22nd most expensive town. In 2022, Arlington jumped up to 18th place and Somerville stayed in 21st. We'll see where they end up for 2023. YTD Somerville is one of the towns with the biggest declines YOY, decreasing 17.5% for median single family homes.

It was pretty white when I was a kid. Only 3 black kids in my high school graduating class of close to 800 kids in 1978. Population of Arlington was much higher- about 50,000 people but fewer houses and cars. Mostly Catholic and a lot of families had more than 5 kids. I think majority of kids were of Irish descent, then Italian, Polish, Greek, Armenian and some Protestants. I was half and half and my parents shared a car until maybe 1972-1973.
I know both sides of that coin. I taught in Springfield where I had about 3 white kids in each class. In the summers I'd stay in Cotuit on Cape Cod, where I'm retired to now. I run a small B & B, a 3 min walk from the beach if you know anybody that might be interested. Very private.@@paulalynch7937
@@paulalynch7937 the town and demographics have definitely changed. A lot of those two families in East Arlington that housed large families have been converted to large condos where the basements are dug down and the third floors are dormered to create more living space.

Yes. Ottoson 1972-74. Long walk uphill on way home. I think we had a bus in winter only - is that possible? I remember Mr. Slattery reading out loud and the floors creaking as he walked around And the Boys Club. Monday was girls day and bathing caps. And the trampoline. And I think Family Swim on Friday nights? And spending a lot of time at the MDC skating rink. And the Bowladrome on Route 2. Still have that long rolled up class picture- ugly time for me. I suddenly had a unibrow, and my nose grew. Very wide bell bottoms that dragged on the floor.
@@paulalynch7937 I missed you by a couple years. Late seventies for me. Yes that school made all kinds of noises. The glass with would expand and contract making popping noises. The stairs had those long round edge handrails people would slide down. The Boys Club had a great pool. Small sailboats to go out on Spy Pond. I remember the trampoline near the gym doors positioned by the stands. Kids waited lined up on them for their turn. The "coach" at the time was heavy set guy named Sully. Friends lived close to Arlington Center spent time there, Regency Theater, Papa Ginos or riding the bus from Arlington Heights to Cambridge because it was cheap... There was always something to do. Good times.
All of these housing issues are also affecting local moving companies; if folks aren't buying and selling homes, they aren't moving. Moving companies will have more flexibility on date and price during the winter, so it doesn't hurt to ask for a lower rate on a date they're trying to fill.
That is a great tip for our viewers. Also, an unfortunate side effect of sales across the country decreasing by about 33% since 2021 (on a yearly basis).
I live down street from Belmont: Common Street. In /Watertown. Kind of Republican. Wonder if John Birch headquarters are still here or if MAGA has replaced it. Anyway, seems nice place.

Dave I agree with you. Typically I get from my house in Arlington to office in Back Bay in about 23-25 minutes. However if its during morning rush hour, or accident somewhere, that can jump to 45 minutes. That's the case around any major city though. Overall I found living in Arlington you can be in A LOT of different places within 30 minutes which I like.
@@NotYourAverageRealtor @NotYourAverageRealtor When I lived in Arlington I would walk to Harvard Square , or back from sometimes and would take me an hour or so to do so. If i walked say to Downtown crossing that would dunno take Hours to do? It was never like Oh Downtown Boston is only a simple Walk to at all.

@@davebooshty299 I was 100% talking about driving! Walking I couldn't tell you. Only go for walks around our neighborhood but otherwise you are correct, I'm always driving. Btw, I appreciate you taking time to watch the video And leaving a comment.
@@NotYourAverageRealtor Well I think of it as it takes me an hour to walk 3 miles typically , so by the logic of this video it would take me 2 hours to walk 6 miles. I cant help but think to say get to the tips of Downtown whatever borders around there would Seemingly feelingly take way way longer to get to there.

I was wondering what is going to happen with all these beautiful office buildings in Boston that nobody is now using… It would be great to convert them into apartments. Didn’t realize the bathrooms/ kitchen obstacles… Thank you for your explanation.
Yes, the cost to convert is the biggest obstacle. Trying to retrofit the space and rework the plumbing/mechanicals, etc. But...at the same time the building is already built so some of the cost is already done. Will be interesting to watch what happens.
