I’m a homeowner in central sw Houston and every frwy has traffic day and night now lol. Also being born and raised from here, the out of town folk are definitely changing the laid back vibe the city used to have. But again I wish you all the prosperity! Just venting as a Houstonian.
Houston is not a great city, very over rated by native Houstonians! I was born and raised in Houston and bounced when I went off to college in 2004 in New Orleans and never left. Best decision ever, Houston lacks any unique cultural or history, its all very generic and similar to other cities established after the 1800s. Texas is too conservative, Greg Abbott is so mean, and the Republicans control the state. Yes Louisiana is a red state but I betcha we've had more Democrats as governors compared to Texas. Texas doesnt even have a casino. Lets not forget about the ridiculous strict liquor laws, and Houston has some of the highest number of drunk drivers compared to New Orleans. In New Orleans you can buy liquor from the gas station any day or time lol. Also Houston lacks southern charm or hospitality. Almost forgot about the wack Mardi Gras celebration in Galveston; it will never compare to New Orleans Mardi Gras not even Metairie Mardi Gras!!🤣🤣🤣🤣 Houston is a fly over city; never on anyones bucket list, please dont forget that.🤣

Houston is becoming really ghetto. Lawd. Not much business industry in Houston its just oil, gas, medical. Houston use to be nice but after covid now it's ghetto. Also, several states in America do not have a State income tax that is Tax 101, But you do have to pay other taxes such as higher property taxes, entertainment tax, and many other taxes. Infrastructure sucks. It is not what it is all crack up to be.

Let me add. We don’t have state income taxes but property taxes is truly expensive. My taxes were much cheaper in Atlanta compared to Houston.

What made you move from ATL to Texas, if you don’t mind me asking?
my friend moved from dc to houston /katy and he pays 25k in taxes on a 600k home lol might as well buy in california and pay 1% he saved way more money in DC. He was saying he should have kept his property there and rented in houston.

The Woodlands area does not have a history of flooding. I always suggest to my clients to review the county flood map for accuracy of any area they are interested in living.
