Cheapest way to build a house is to wait for this housing bubble to burst!! It's coming soon some of us know way more about economics than an architect or an Irish politician/landlord!!
Move out of Ireland is the smart move. Ireland is a communist country
Good investment....if you live in Spain
all very interesting. but no real help !. PS please fix the brick wall paper in the background . as the miss matched brick line behind you really stands out especially because your talking about brickwork .
I got some advice from 3 little pigs in a Ford transit .
Not all have heaters and you can turn them off if needed.. they are cheap but they work by pushing air in a house out via chimneys, open windows or any vents.
Come in with no identity learn some Ukrainian claim Asylum from the war and u will get yur purpose built Modular home. Simples.
Great news, you should do a vlog of a new build or retrofit from start to finish for your youtube channel. There doesn't seem to be much in that space on UA-cam, especially in Ireland.
Great news, looking forward to seeing this, particularly for older homes.
@@rachelryan2132 thank you, plenty of older homes will be featured
What a find! I live in Cork city, and I'll be starting to renovate my old (early 1800s) house at some point (soon hopefully). Lots of work to do. Looks like this channel has a ton of useful information, thanks!
@@envueltoenplastico create that you found this information useful, I have some exciting news for you shortly about more such information, stay tuned
@@BuiltAroundYou Saw the notification! Pretty great. I am deciding about grants but not sure if I want to continue delaying. Do you still answer questions on Instagram by the way? I tried to send a message but it was blocked for some reason! Anyway, watching all this with great interest, kudos!
@ yes of course, @kierankmc
Do they reduce humidity though?
It certainly did with our house, it's gone from 74% to 55%, it started have a noticeable effect after about 3 weeks, we've had it 5 weeks now.
what's cheaper domer or two story?
I'm thinking dormer but the quantity and design of the dormer windows can make all the difference
@BuiltAroundYou I hear you. Would using Velux with no build outs probably be the most economical these days? I'm looking for the most economical build method per sq foot. I think it's blockwork ground floor with velux in the roofspace above? (For a one off house on its own site)
@@HoldFast-r7g velux are only bollox, good for drier climate zones
Does carbon dioxide build up in A rated homes?
@@C05597641 it shouldn’t as these homes tend to have mechanical ventilation which deals with this issue. This is clearly essential when you achieve a certain level of Airtightness
Just wondering what do you think those European style, insulated thermally efficient Clay, 'Porotherm,' [interlocking] blocks, that use a super Thin mortar bed. applied with a special roller / applicator, might this method take off here in Ireland. due to the quickness of laying same, and it's reckoned even in sketchy cold weather, maybe in the future it might become hard to get skilled Block layer trades, to build those, ''Block on Edge'' Wide double cavities. Great Upload...
@@malachy1847 I’m not familiar with this product. Definitely the block laying trade is under a huge pressure in Ireland and probably other countries too. I haven’t seen a major alternative although timber frame is gaining ground the whole time. I do see blockwork being a little bit cheaper than timber frame though.
Porotherm Clay Blocks, some of same would have a Rockwool type insulation already fitting into those internal multi chambered cavity voids within the block ... www.clayblock.ie/product/porotherm-365-t7-mw-insulated/ ua-cam.com/video/u45xYr6gn0Y/v-deo.html
In your experience, on average what has the cost difference been between block laying a wall or shuttering and pouring it?
@@IrishAnonymous01 I would not know off hand but I imagine shuttering a wall would be difficult due to the height involved and concrete is expensive
@@BuiltAroundYou thanks for getting back to me. House building is something I definitely want to get into and learn more about. Typically what total of the build costs come down to labour versus materials at present? I know it varies build to build but should I be looking to design something that reduces the labour involved or reduces the material costs? Hence the question on block laying versus pouring.
@@IrishAnonymous01 I would not look at it that way. I’d design from the inside out creating your ideal living space floor plan then choose an appropriate building frame depending on site constraints
Any advice on renovating old stone houses? They have character, history, and good locations at times, so there is an attraction. But I've often heard that it would be simpler to knock them down and build from scratch. What are the gotyas? Is the idea feasible in general? How much more expensive would it be? Can they be brought up to modern standards without killing the character? There's a broad range of old house and indeed conditions they're in. Lets say it still has a roof and walls, but both would need structural work. What would people need to do a restoration versus a more modern build?
@@shanegannon1689 you can certainly renovate old stone built houses. I’ve done it many times but it’s not easy. Old walls can be off plumb and square and dampness can be an issue. It’s hard but rewarding work
Any advice on where self builders can get Windows and Doors from? It seems like manufactures aren't willing to sell to anyone that's not a business and businesses want thousands for a single window or door install
@@jamesquigley4837 I haven’t heard of that problem before. I imagine smaller suppliers might suit better? I’d go to a building trade show. They always exhibit at those
@@BuiltAroundYou will do, thanks!
Hello.. Which one is better when it comes to reliability or durability of the house?
@@mohitnaikgaonkar1697 I don’t see a huge difference in either construction type here when properly constructed
I may be late to this video, but five years ago i had a meeting with my planning officer, i was looking to build a log cabin style house but was told no because it dosnt blend in with the area, argued my case that a timber house blends into green feilds better than a whight bright house 🤦 but basicly was told unless theres forestry or a screening plan put in i cant build, but im thinking of a more modern style now wich would basicly look like a shed, i dont know what is tge syle name of these houses are but do you reckon it could be approved or just sit down with the planning officer again? I qualified for everything else and only 2-3 house could see my site (1.7km away) in winter, spring/summer no one could ever see it. Thanks
@@jamesmckiernan3066 the issue here is that there is an established form for houses in the countryside and log cabins would appear to be outside of this
The running cost of piv is generally much higher. It's because pivs usually have an electric heater to heat the fresh air and avoid blowing cold air into the living space.
I heard the issue with underfloor heating is if something needs to be repaired, you have to tear apart the floor in order to correct the problem. That would be a disaster with a concrete floor! And what about flooding? Is there a risk of electrocution if excessive water gets on floor?
To be fair, you don’t tend to have an issue with under floor heating only when you drive a screw down to a floor if you’re fixing something to a concrete slab.
The system is checked before you lay the flooring or concrete. Highly unlikely to fail.
@@vinlondon8904 agreed unless someone drills down through it
@@BuiltAroundYou I don't know any construction job that drills through the floor. :)
What!? No! I always want to buy a bungalow house, no wonder they are high price than 2 story house.
Im considering buying an existing property on 10 acres (in my home county), knocking the property as it was build in the 1970s and is very dated, then building a new A1 property on a different part of the land (closer to a small lake). Do you foresee any issues with the CoCo planning authority? Love your channel by the way- thanks for launching it!
This could be a sensitive planning application, I would certainly advise using an architect and definitely a preplanning application which are local council
Glad to hear you’re shooting Season 5! I only recently discovered your show on FreeVee so only have Seasons 1-3 available for free right now. Being of Irish descent ( well, not all but the better part of me!), I fell in love with your show! I always wanted to go there but that is not in the cards which makes your show so valuable to me. Have to say this. Maggie is a beautiful woman who I would love to share a cupppa or a pint with. But Kieran, you are absolutely the most handsome man I have ever seen! ( sure there’s many a lady who would agree with me!) I’m harmless old woman many miles away but one of the advantages of getting older is that you’re less afraid of what people think of you and realize how precious time and beauty is! People are quick to criticize others but reluctant to give compliments. So, had to say it. Your smile and humor and kindness and mannerisms melt my heart! Wishing you and Maggie and your respective families much joy and many blessings!
You’re too kind, a breath of fresh air
@@BuiltAroundYou well, some have described me as “full of hot air” but I prefer your choice of words! 😀
Fascinating! Great job on not giving up but rather problem solving and recreating yourself!! Wonderful role model!!! So many threw in towel during Covid but those that survived worked with the situation and recreated themself. It’s all about growing, learning and adapting!
Why aren’t you guys on anymore? Such a wonderful show! Showed the beautiful historical side of Ireland …. the heart and soul. You two brought a wonderful knowledge and energy! You really know your craft and made it possible for people to see you can save these old homes!2:38
Actually we are currently shooting Season 5
So sad this show isn’t on anymore!!!!!!
If your a landlord and doing a new build to rent not really in your interests really and a massive cost if your building a home to rent .
Cheapest way is to throw away your passport and come into the country illegally
Yes your correct. Yes it's amendment to the 2024/25 planning permission.
Perfect answer well done
You've won the 2025 builder of the year with this answer!!! 😂😂😂😂
That’s interesting! Never thought of it like that
Inspiring!
Kieran, good to see you again. Btw, are you doing anymore work with Maggie Molloy?
Just found this podcast and found it very interesting. I would like to biuld a two bed100 sqm house on a flat site which I own. What is the cheapest that I can build this for, and incidently I think that it would be a fantastic TV show to show people how to build a two bed house for relatively small money.
Worth noting that Scandinavian Homes are no longer offering full build option in Galway either.
Do you always yous a leaf of block to carry the external render ?
What's the best way to insulate a new build on a budget
120mm polyurethane in cavity. 200mm in roof areas. 120mm in floors.
Where can i get a grant for internal/external insulation please?
SEAI GRANT SCHEME. Sustainable Energy Authority Ireland.
The cheapest and strongest way to build a house actually is 9inch solids on flat ,skim outside and inside also 100mm insulation inside better for installation of Windows also . no complications plain and simple and much stronger house and better ber rating ! Very surprised this had no mention but great video 👍
Name of Facebook page would be helpful 😊
Glad i found this channel 😁
Do you do advice consultation s ? Two years into project and so lost even with being 8 grand down for architect😢, no idea what to do next
So basically timber frame is most cost effective than blocks because of what he said.
Could you show the layout from above?
Brilliant thanks.
Thanks for the information 👍. Great to know about that FB group for the future.
Just had triple glazed windows fitted , they used a spray foam instead of tape?
If it's a new house you certainly need a tape
I believe its good practice even for an older house
No central heating is insane.
That’s a daft rule. So my kids got no hope unless I can first become a farmer, which I can’t because I’m not from the area. 😔
Terrible ain’t it, I’ve been looking in to buying land to live off for a while now, but everywhere I look I’m not eligible but then have no way of becoming eligible just because of the place I was born
What if you don't have timbers and it's concrete roof asking for a friend do I still have to vent
Would love to hear your opinion on 1. 6 inch Cavity Block walls with external insulation? 2. Shipping Container House Builds
