The problem is my seller's solicitors (the enemy solicitors) -- they have submitted 2 Title applications to the Land Registry that have now been rejected (1) and cancelled due to no response (2). Now they're on holiday!! We are at week 29 and I'm at the end of my tether.

What if non of these things are an option

What if you have made significant overpayments in the past? Nationwide class this as a safety buffer, do all lenders work like this?
Hi - not entirely sure as each bank is different. Although they each need to follow specific guidelines when it comes to payments, over payments and arrears. You are best to check with your mortgage company directly to be sure and on the safe side
@@wellnessjump asking for others, I've only got around £2,000 left owing on mine.
I have a NNW facing back garden. From late autumn onwards tends to get the sun first thing from the east side and as the sun tracks around the front of the house it catches the midday sun through the other (south) side of the house and then we get the westerly sun until it does down; but it’s low in the height of the winter, so only a couple of hours (due to our neighbours house casting a shadow late afternoon, until the sun moves to the west). From late spring until late summer the back garden is bathed in sunshine 3/4 of the way towards the back of the house, with full sun against the back of the house from 3pm until sunset. The sunsets are amazing, we watch them through the bifolds, which go along the back, whilst eating dinner.The fronts in sun practically all day, but the rooms downstairs run front to back to the back of the house and hence is very light and bright. Our old house had a southerly facing garden and it was too hot to use in summer, even with a sun shade, parasols etc. The lounge was also hot, as were the other rooms facing south, and we had to close our blinds most of the day during high summer. I would never have a south facing rear garden ever again. The NNW is quiet a good mix, and as the 3 months over winter can be wet anyway, we don’t sit out much, but we can sit out all day from March to October and move round with the sun, or shade depending on heat. If we are need of winter sun we can sit in our front garden as it’s quite secluded. Hi Reece, thank you for your question, NE facing gardens will get sunlight, but the amount depends on the time of year and other factors such as the height of the house and other obstacles around the garden. What are the odds of them finding out? The same is true for renting out on airbnb properties with btl mortgages but from what I can see about 90% or more of airbnbs in the UK seem to have charges and almost none would allow airbnb so it seems like mortgage providers do not care about this so long as they get their money. Actually most hmo landlords also break the terms of their btls especially the 4-5 man hmos and I think hardly anybody has made it in property in the UK whilst not breaking rules. Its a crooked system UK property and largely it is the crooks at the top.Nice honest ppl in the uk lose most of the time which speaks to the regulatory environment, and the same is even more true of uk planning system.
Hi Doug, thank you for your comment - you are correct there are probably many homeowners who Airbnb their properties without first getting permission from the mortgage company. You are probably right not many get found out, but I prefer to sleep at night. You only need a problem to happen or someone dobs you in and you'll be in trouble. Not sure what you mean regarding HMO landlords - if you mean they are taking out a regular BTL mortgage and then letting it as an HMO, then this may be true, but those landlords who choose to do this run the risk of being found out by the lender. The consequences of breaking the terms and conditions of your mortgage in this way could mean you have to repay the mortgage in full and it will make it extremely difficult to get a mortgage again. I prefer to get the right permissions. Cheers, Russell
@@bowfinproperty Majority of HMO landlords I know when I ask about HMO mortgages just say they have regular BTL mortgages and nobody cares. Almost every flat in the UK has a lease that effectively prohibits airbnbs and yet most Airbnbs are flats. The UK has a system that pushes the corrupt to the top and that is just how it goes. Very few honest developers prosper in the UKs system, and planning is worse but that is another topic.
@@bowfinproperty My basic point is that you are warning people against this when most successful people in uk property that I can see break these rules and those that do not do not prosper or rarely do is odd as you are basically telling people to fail. The UK has long had a broken system where the dody landlords are the successful ones. There is no successful landlord with a portfolio of Airbnbs that I know who had the correct mortgages for Airbnbs and the same is true with many owners of HMOs. Commercial HMO mortgages are hard to get as we have tried to get them leading me to believe that very few student houses have the correct mortgage. My observation and that of my parents is that mortgage companys do not care and that if they did they would have to call in many of their loans, and they simply do not want to do that.
doug interesting and you’re probably right about the Airbnb. These flat owners are not just breaking their mortgage terms and conditions, but the terms of their lease too. I guess the landlords who use regular BTL mortgages do it for two reasons, firstly the better I interest rate and secondly BTL mortgages are easier to get in general.

Not if you have a buy to let mortgage on it no you can’t as you’ll be committing mortgage fraud or at least you’ll be breaching your mortgage terms and conditions. If you do this and the mortgage company find out they can are for the loan to be repaid in full!

Hello Matthew, that is correct. But the same is true of anything you do that is wrong, illegal or fraudulent, but that doesn’t make it right to do of course.
