Portugal’s Hottest Real Estate Markets & a Few Hidden Gems (S3E10)
The conversation discusses the current state of the real estate market in Portugal and how foreigners can secure a mortgage with income from abroad. It highlights the stability of prices in the market, the high demand for rental properties, and the hot markets in Portugal. The conversation also touches on the challenges of increasing inventory and the rising labor costs in the construction industry. It concludes with a discussion on popular locations for investment, including Porto, Lisbon, and smaller towns in the interior of Portugal. Portugal offers a sport-like way of life with easy access to beaches and river beaches. The Silver Coast, between Porto and Lisbon, is expected to boom in the next 10 years. The real estate market in Portugal is not in a bubble, and the low inventory and stable prices make it a good time to buy. The return on investment for residential properties is around 5-6%, while Airbnb rentals can yield 8-10% after property management fees. Foreigners can easily secure a mortgage in Portugal, and the banks are more accustomed to working with foreigners now. Portugal offers safety, great healthcare, a pleasant climate, and a low cost of living.

    Another great video to keep us up to date. I didn't see him cover the extension of Visas etc. by the Portugal government through June 2025. Our residents permit expired last month so we were under the impression that we had that extension period to finally get through the portal or get an AIMA appointment. Hoping Portugal lets us back in when we return from Turkey this November with expired residence permits.

    If You are watching this video you are probably interested in a property in Portugal. Well RAFAEL!!!! where to start? Long story short this guys is simply amazing…. We saw the first video you guys did together and next day an email was sent you way to inquire about Rafael and what he does… about a month later we were closing our dream property in Leiria!     Appreciate the content here - thank you.... It is appreciated. Sometimes though a little uncomfortable about the reality of buying to let out particularly only over the summer months as don't want to add to the growing resentment on housing shortage and increased rents (I say this as a Brit that wants to come over and live in Portugal btw and know that business is business. It is what it is). ps. Appreciate the Expats channel... I do watch it regularly. Hopefully I make it over in the next 2 months

      It is not a simple issue. Many Portuguese live and work in countries like Germany, France, Luxembourg, etc. and almost all invest or retire in Portugal.

    It is false (an urban myth) that Japanese "Arigato" derives from Portuguese "Obrigado". "Arigato" is a word with centuries-old *Japanese etymology.* By contrast, there is no attested use of "Obrigado" as a way of saying "Thank you" in Portuguese prior to... the 19th century. Yes, the word was used as a past participle in phrases like "Fico obrigado para consigo" (i.e. "I am obliged to you"), but not as an interjection, not as a single word meaning, on its own, something like "thanks".

    As why internacional schools are based more around cascais area or as we Portuguese say ( Linha of Cascais ) , if I can say I feel is because from 20, 30 years ago, foreigners with more income/richer people tended to buy better properties in that area running away from Lisbon city from apartments to biguer houses like villas, and so Cascais area is a posher area for Portuguese and foreigners it was always the case, from even kings and princes lived there, there area is super nice, I remeber it 20, 30 years ago and it was very nice not so busy as it is now, in this 20/30 years all the extension from Lisbon to Cascais is becoming to be overcrowded, still is a very good area, but to my yes now is much more pocket areas you have to know where to pick , if not you end up in a very densily populated area, and so naturally then the schools that need big in areas ( because posh schools of course they have to offer good spaces, sports campus etc and try to be more near to be a good offer to those who seek it , I know for example 2 of them very high tuition prices at least for us Portuguese middle class, this 2 of them when students have to get in or get out is a display of kind of "super cars" queying, this comment just like a funny part, not just foreigners, a lot of Portuguese put kids there for preparing them to go to universities abroad, and so the schools are in there to because rich Portuguese are in this area to, has the entire country know it like the posh areas everybody always know. funny enouph back 20/30 years you could see in cascais, estoril this kids that they were very distict from normal kids, they looked more blond and blue eyes more surfy kind of culture because they belonged to rich families, and so the distinction was pretty evident, back then more supe apart from common people, you could see them quite easily, cos it was very normal and still is to go from Lisbon to cascais by car or train to just pass time in the weekends because the area was very pretty and calm ( that now is different, much more cars and desity of people that moved there and not just the Rich , layring from beach/river to the interior parts then each new generation went up beacuse that was what they could buy, so nature back then has been cosumed by construction in the last 30 years the expansion of this has been remarkable...

    For us exactly the same! We rented in Lisbon for a year and when looking for a bigger apartment in 2022 we found buying was the better option...Size, security and price! I'd hate to be in the rental market now...Best decision ever was to buy when we did!!

    I grown up in cascais in the 80s and I can clearly say that the reason why international schools are located there, is because cascais was always an area where we're many foreigners chose to live. There were many foreigners living in cascais since I remember, but now it looks There are even more... and the lady is right, maybe it's to much and that bring issues to the locals from an economic point of view. Very wise when she said to take attention to the prices... maybe they are super inflationed because there are too many forigner with more economical power and that may bring issues to the locals. A few years back, cascais was a place we're locals could rent, now it's a place we're only wealthy portuguese or wealthy immigrants can rent... but anyway in general cascais was always since I remember a wealthy people region.

    Yes, Portugal is one of the best producing things and the worst "selling" it was always this way and I think it will be forever. Maybe something related to DNA 😉. There are pros and cons about this historical way of being.       We started the podcast in real earnest at the beginning of 2023. For the whole year, we were solely on podcast feeds and then we decided, it was worth putting the video captured to use and getting a UA-cam Podcast channel. Thank you for the kind words!     Monique and Doug have a great channel. Monique was absolutely right… cauliflower was over $7 a couple of summers ago. Canada, while beautiful, has become unaffordable in many ways. Winters are brutal (Ottawa) and for many months, we lack most fresh foods… I can tell you berries, prey much in season are double what they were a couple of years ago. I love to see young couples traveling with kids… there is no better education! I wasn’t able to with my daughter, but wish I could have. She is good though, she travels a lot. It’s in her genes. Great interview!

    What a pity that the PT government does not value EU people who are fluent in Portuguese and who genuinely wanted to retire there and step up in the community due to love of the country and the culture. With less than 1 year to my retirement, I now have to investigate another country where I will be welcome without having to pay the same percentage out of my pension as I paid out of my salary, when working. Greece take only a 7% cut, but it’s so far away and I don’t speak Greek. Gutted. Fado da Decepção! 🎶🎤😭
