Minnesota is trash. I'm from here, and they make it so difficult to find tax liens and deeds. There is some kind of secret being kept to find these steal of a deal land or properties. Just my opinion.

It depends on the state - we don't have anything OTC in Michigan (yet). In other states if we know the price we display it in the "Amount Due" field, but some states (i.e. Alabama, Mississippi) don't publish a price - you have to apply for a quote to see how much it will cost. Let me know which state(s) you're looking at and I can try to help you estimate the price if that helps.

I may be wrong but you can check the hinds county property tax search tool on parcel fair and check to see if they paid last year as well as when you click on the property on parcel fair you can scroll down and see if it was in a previous auctio

On the property listed for auction it shows Tax Lien 1 and Tax Lien 2 and if has names on those spaces that means that someone already owns the liens on those.

Great distinction there - if the liens paid out an immediate full 18% then it would be called a "Penalty Interest rate" instead of pro-rated monthly interest. Thanks for calling that out, and good luck at the auctions this year!

@@bishop8hit148 It truly is a can't lose proposition, I'd say advice I'd give would be not to go crazy on ANY overbids - only buy liens that that have a reasonable overbid, essentially don't go over 18% on your overbid

Baltimore County says they don't have any leftovers right now to sell OTC - however Baltimore City County does have OTC liens, and they are also on the Parcel Fair map search.

The wait is over! We added most of them Monday as soon as they were released, and the rest arrived on Tuesday so we added those immediately as well. Not sure if they will add any more auctions, we'll keep watching just in case!

For Alabama the redemption period would begin when the investor takes possession of the property. This will be a case-by-case basis and is a great question to ask the reseller before you buy to find out if they have possession already or not. In many cases the deed is in the process of being purchased by the reseller, so they could not have possession yet, but still worth asking for the cases where they do. Nice! Those deals are pretty rare, but not impossible :) Vacant land at that price is pretty common in Arkansas. If you're able to attend the auctions in-person it gives you much better selection to bid on than shopping in the leftovers. Hope this helps!

I was homeless. Bought a house for $2k. Sounds great right? Then spent another $3k on back taxes, $4k on quiet title lawsuit, $10k on a new roof, $5k on trash removal, $5k on electrical, $5k on plumbing repairs, $5k on insulation, $8k on sheetrock, $6k on HVAC, $3k on appliances, etc etc. Nothing is cheap any more!

You can always buy property from an owner, that's very common. In many cases with tax properties you're getting their redemption rights, meaning you would need to go redeem the property before it's too late. If the property has already been foreclosed (either via tax deed or lien foreclosure) then there may not be any redemption rights remaining to purchase from the owner. There are a lot of videos about the "Cash for Keys" strategy - those videos could be helpful in the negotiation with the property owners.

Hey, my new to the can you please explain

The reseller's property description should say whether it's clear title or not. If it only says "Tax Deed" then you can assume it is NOT a clear title and you would need to perform the clearing yourself after you purchase. I'd estimate 90% of the reseller's properties are probably NOT clear title, just normal tax deeds.
