    Thanks for your effort. Making content like this is awesome. Di lahat ng Pinoy is aware sa real estate investment, or minsan meron silang misconception about it. Just want to ask lang, any idea about the Okada area? Is it as good as c5? (velaris) Your thoughts are highly appreciated Sir.

      Thanks for the kind words. Sorry rin I havent made a vlog in a while. Pero yes, hopefully more Pinoys learn about real estate. Regarding the Okada/Bay area, I dont know it well. Pero based on what some Pinoy real estate experts are saying (ie David Leechui, Carl Dy) its still not doing too well as the target market was/is the Chinese. Pero as tourism is picking up, lets see, it may get better as it really is a good area for leisure/entertainment. For the C5 area, particularly the Bridgetowne & Parkinks area combined, I feel theres amazing potential there (think of BGC 15-20 yrs ago when it was first starting out). Tapos Velaris as one of the flagship projects (think of One Serendra) is a sound investment. Maganda mag invest sa areas na ganyan kasi its at its infancy stage, after 10-15 yrs, I really believe itll look totally different. ;)

      @@Mangibin_Family thanks for the inputs, Sir. Yeah agree with you that the best time to acquire a property is during its infancy stage. I still remember when I was still with RLC, way back in 2006, our projects there were just 2M to 3M but now it almost quadrupled

    Hi! Thanks for the vid. Good points to consider re: utilities and the sub-meter. I've heard of cases wherein the number of occupants of an apt are more than the declared number - the tenant would bring his/ her GF/ BF/ family/ friends and of course they would consume more water & electricity. There are also cases wherein the tenant would make "takas" and leave bills unpaid. Thanks also for saying the case about bedspacers. I've also been a bedspacer and during that time, I paid a set fee which included water & electricity usage. Mahirap nga naman i-monitor yung usage kung marami sila sa room or apt.

      Thanks Kitty, yes unfortunately when you have an apartment business, youll have to expect minsan may tatakas. Kahit anong bait mo rin minsan as a landlord, itll still happen. True rin about bedspacers, its also unfair to ask them to pay as some bedspacers in a room really dont use the utilities kaya lugi naman sila if theyre asked to pay an equal share. ;)

    Hi! Thanks for the vid and for the shout-out. Another thing that I've learned recently re: lot area & apartments is about parking spaces. Aside from setback, some subdivisions/ towns will require you to have parking spaces for future tenants. So it's best to consult with the developer/ HOA (if inside a subdivision) or the munisipyo (Eng'g dept) while in the planning stages. I've also watched another vlog wherein for the Occupancy Permit or Business Permit (I forgot which?), they were required by the munisipyo to have a certain number of fire extinguishers, rainwater collection system, smoke alarm system, etc. It depends on the munisipyo.

      Ah yes, totoo yan about the parking. There's like a ratio on parking per unit and tama it varies depending on your munisipyo. :)

      Thanks Weetirador, Ill try to make a video of this question in more detail. But to give you just a basic idea, studio would be 15sqm (3x5), 1 br would be 20sqm (4x5), and 2br would be 30sqm (6x5). Ill try to do a vlog about it with how itll look and how much the roi would be. There are a few factors youll need to think of, but once you know these factors, its easy na.

Bedrooms shld be at least 6 sqm with least dimension of 2m, kitchen shld be at least 3 sqm with least dimension of 1.5 sqm, bathroom shld be at least 1.2 sqm with least dimension of 0.9 m. Kasya po yan lahat kung 20 sqm yung apt nyo (4*5 m). Alamin din po yung allowed na setback sa subdivision or town nyo. Minsan kc di pde sagarin yung lot area.

      Yes, for me, the 2br in Velaris is the best 2br Ive ever seen as it has its own private elevator. Actually the 2br unit was what I really wanted to buy, but it was beyond our budget.

      Hi Miriam, sorry just read youre message now. Its hard to answer that question as they all have their own traits, its like asking which of your children do you like the most (though of course not at the level, hehe..). So sorry but Ill go with the safe answer that I like them equally.

      Hi Mary, sorry for the late reply, LA is 240sqm, (30x8). I actually got a good deal on the lot as nobody wanted to buy it dahil manipis ang cut nya. But this size was ideal for my apartment plan. The size per unit is 15sqm per unit (3x5).
