    We currently live in the USA and are considering emigrating to the Costa Blanca and I am concerned by the property and rental costs. I can sell my free standing home in the US for $350k but the proceeds will barely buy a 2 bedroom apartment around Altea.

    i have lived in el paraiso for 10 years now and to be honest am looking forward to moving somewhere cheaper and less crowded. they have totally ruined estepona n the last 5 years. it used to be just a quiet little seaside town a bit run down but nice but they they pedestrianised it 5 years ago and brought in this stupid low emission fining zone, then built a ridiculous ferris wheel right at the port. The place is just a disneyland for rich europeans now to flash their money about.

    public transport is also way saturated in the area, i mean whenever i have to take that train from malaga to fuengirola i hardly ever find a place to sit even on a weekday's night in the middle of november, so something should be done about this as well...

    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Carol Vivian Constable” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    New properties always won me over with their design. It would help if you guys did an episode about Spanish properties - maybe how they were made has some advantages that I don't know about (e.g the build keeps the heat out well). Another thing that I was worried about was the installation. I love that I can drink tap water in Marbella and have the comfort of having a new installation, which for me translates to 'clean'. Could you tell me how hard it would be to change such an installation when I buy an existing home?

    This is a sugar coated video! There is excess property in the market that is NOT selling, property is overpriced (over heated) especially in the Costa del Sol. If you are in the property business you can be blinkered to reality like everyone was in 2008. Watch this space, there WILL be a CRASH one way or another!

    Exceptional video!🔥 I have incurred so much losses trading on my own....I trade well on demo but I think the real market is manipulated.... Can anyone help me out or at least tell me what I'm doing wrong??

    All this supposed boom so why does Spain continue receiving EU funds by the bucketload?? They are one of the largest net beneficiaries and other countries are paying for them to get "rich??" Spain is the 2nd in unemployment in Europe, Madrid, Spain's richest city has average salary only 25% above Italy's poorest region of Calabria. These guys are realtors trying to sell and are not impartial, somethings not adding up.

    A realtor's job is to sell because its their livelihood, and they will give a very rosy picture. You can't compare the price of an Identical sized property in Netherlands / Belgium / London to the price in Spain. The wages in Spain are 1/4th of the countries being compared and obviously the properties priced likewise. There is a term called PPP aka Purchasing Power parity, which the authors of this video seem to have conveniently forgotten. By the time you buy and sell the same property you have lost 20-25% in commissions & taxes. So to break even your property has to go up by 25%. On top of that with the recent floods in Spain, no telling what surprise is in store with any part of Spain / Europe for that matter. Better to rent and not have a holiday home being taken over by squatters. just my $.02.

    The Spanish I've talked to tell me theres locals throwing water at foreigners and tourists in the street because they're buying all the properties making hard for locals to thrive. So this is a surprise yo hear from an English woman. Literally never met a Spanish person with her opinion. Glad it worked out

    Spain's population is imploding due to birthrate declines. Properties are declining. The world is heading into recession. You can get rural properties for a song. Avoid those that market to foreigners. You may pay more than you should :)

      The Spanish population is INCREASING, are you delusional! The natural change (births minus deaths) is negative but mass immigration (1.5% of the population per year in the past 2 years) is more than offsetting the negative natural change. Quite a few Spanish leaving the country being offset by many more immigrants from Romania, Morocco, Ecuador, Colombia etc. The nature of the country is being changed, not good if you are looking to emigrate there for the next 10-20 years.

    I live in Marbella, demand for properties and prices are sky high and demand is incredible, buyers are wealthy brits, scandinavians, Arab and dutch, a million won’t get you much around here anymore.

    Everyone gets it wrong, the issue is, to buy a house you need 10% to pay the gastos or expenses. So to buy a property at 250k€ you need 25k to pay the expenses which compared to the UK which is around 2.5%. From where is this amount of cash supposed to come from, a 1500€ nomina?? So few have bought or sold an apartment for 15 years, most are stuck where they currently are. No, it’s a joke , Sanchez and the PSOE smother any entrepreneurial momentum before it can grow, start a new business tomorrow, you need to spend 5k€ before you start. Where is the help for the autonomous, just wait until he makes the private sector pay for the destruction in Valencia. A police state with a communist prime minister is destined to fail! Fuck Sanchez, for a man who wanted to stop prostitution, how come his wife sells access to him? He’s a whore, he has no clue, a pathetic individual, who needs to learn to nurture not smother small business.

    Personal experience, research the Spanish prop market carefully. There are no bargains. more and more price reductions on Idealista and beware the rising and very real problem of okupas!
