I saw that couch on the Seraphim website it really is cute and it's perfect for autumn decor, I totally forgot to check it out in-world. Also for your land, you don't have to wait to move for your tier to end if you are staying with Amestate, I have been with them for years just contact customer support once you find a new parcel you like and they will transfer the time you have left to the new one. It also helps to stay on parcels with less homes it cuts down on lag :) Hope that helps.
