I managed to snag a bargain by lowballing in a regional low stock area during the Xmas shutdown, It's also a shutdown for buyers! I was waiting for properties to appear in my price range and going to viewings for houses just out of my approval during this time, noticed I was the only one at the viewings during the 2 weeks before Xmas, but nothing in my range was popping up so I was offering low prices to houses out of my range just to see if they'd bite, the agent came back with a owner who needed to sell quick so took a $40k loss on what they paid! I think the Xmas shutdown is the best time to buy in some areas!

Your channel has only 624 subscribers and views are very low. Your SEO score is absolutely Low. Your video needs to be on-page SEO and Off-page SEO. Then you can see good results day by day and get lots of subscribers and views. I have completed lots of orders with success. I am a professional UA-cam expert.
Isn't the reason you buy for cashflow, so your cashflow allows you to buy more properties, so you can benefit from a larger (dollar) amount of capital growth. (eg 3% pa growth on $2,000,000 is more than 5% pa on $1,000,000)
I terminated my contract and the REA is delaying returning my deposit. Very frustrating. 7 days now. One more week before I can start court proceedings:(

Some great practical points here but I have to disagree about not buying an IP before a PPR! Nothing wrong with buying something small that you can afford to get your snowball growing soon and outpace any saving you could have done even after paying a bit of CGT. A net profit on a leveraged asset is a handy amount to put in your PPR deposit. (And no doubt bigger than saving I n a small share poetfolio or a cash management account). Who cares if you cannot hold the IP as well? Who would expect to hold an IP as well if you are still early in your journey? The first IP is just a vehicle to build equity faster for which the tenant pays the lion's share. Thank your lucky stars! And if you live on Sydney you would probably have to grow a huge deposit compared to other states, so buying an IP is probably a very wise leapfrog strategy.

I have a question about purchasing a newly established apartment in an exclusive suburb. The apartment is a 2-bed, 1-bath unit with a parking spot, established and titled in February 2024. The developer is selling it for $670,000. I have some funds (44%) but will need a loan to cover the purchase. Since the units are new, there haven't been many sales in the market, with most buyers purchasing off the plan. Nearby units are older, built within the last ten years. My question is: When developers settle all their units after titling, do they typically invite bank valuations? If so, is it likely that the developer will price these units close to the bank valuation to ensure sales? Will the bank valuation likely match the contract price?

so why in Australiia they are still using ceramic grout between tiles which is porous ?? why not follow the US where they use non porous grout like epoxy??
did you watch the whole video, ceramic grout is more flexible and can deal with movement, epoxy will crack

@@roselynveren5022 I disagree , Epoxy grout is highly resistant to crack, shrink, or discolour, making it ideal for applying in wet areas, such as showers. It's also highly resistant to the harsh chemicals found in cleaning products. It's very resilient material but because of that its more pricey than tradiitonal grout like cement/ceramic grout
I have seen people have contact prices not being supported by bank valuation reports. I turn deposit is lost and legal issues also may flow on. Buyer beware 100% agree with this video.

Stumbled across your podcast this week after listening to Elephant in the Room on and off. Eating up all this content every spare minute I have (currently my lunch break...) Thank you!!! I feel like I'm "unlearning" as much as I'm learning! As a very risk-averse person when it comes to my hard-earned, and admittedly TERRIFIED of debt, I never would've expected to find myself considering INCREASING my budget quite substantially (within what's affordable) - especially when 'entry level' is already so expensive in Sydney - but here we are... At the very least - it's prompted me to explore some further guidance from professionals including broker, financial planner etc to look at my broader funding and investment options over the long term (e.g. not just real estate). When I think about it now, it suddenly makes perfect sense that buying cheaper (B/C grade) can actually be the BIGGER risk. As with many things, "you get what you pay for" (of course there are exceptions and price doesn't always equal quality). Why didn't this hit me before??? Thanks for all you do!
