Use Indian sikh builders to renovate at reasonable price. You can get high quality custom wardroobes, sofa etc also from indian makers. You can extend home by 3m in the garden and make it bigger. Go for heated floors it doesnt cost much but very useful.

Are you talking about a combi boiler?...If so, it will not cause a fire by keeping linens inside...
