The ARO is still a problem for some people because there are other rules. Plus most of the new high rise buildings require insurance and utility fees, and a $500 application fees. Not to mention certain people are getting these AROs. The leasing office play favoritism by hooking up their friends and family members. Then there's parking, there should be ARO parking rates.
I would say if it is a black neighborhood then buying a home there would be a bad mistake.
Because of racists like you, I think I can probably snag a good deal.
Cook county is such a joke. The judge today extend a motion to stay for a tenant already in breach of contract signed 2 weeks ago. No wonder people are leaving the county.

why am I taking property tips from one piece?
ARO is a great concept, however some of the ranges are unbelievable. It's almost as if you either make entirely too much because the range is 50k and below or entirely too little because the range is 72k and above. What about the people in between? Where are their options?

Can your residential leasing license be used for a referral commission if you have a client who decides to buy to a broker, and they purchase a property with the broker you referred them to?
I don’t think you can get sales referrals on a leasing license but double check with your managing broker.

Can you explain what 100% AMI means? I found an apartment but the AMI is 100% and apartment is $1,995. How would I know how much I would have to pay?
This metric is important because many of HUD’s housing programs are based on the value for a metropolitan statistical area or MSA, impacting renter eligibility determinations among other uses. Because the HUD figure is tied to a four-person household, these values are not absolute and can be adjusted depending on the size of a household. For an affordable housing community which reserves units for households earning 50% of AMI, a two-person household would have a lower threshold than a five-person household, for example.
