    Two things we strongly agree on. Skin-So-Soft (by Avon) is the best insect repellent ever made and smells great! You're the first guy who's mentioned it since I lived in D.C. Great for your skin too. Put some in a little Dollar Store sprayer and put it in your car. And, I can't for the life of me figure out why they would block off two incredibly needed lanes of S. Florida Ave. That is so ridiculous and they're going to have to change that back. I've heard the arguments in favor of it and they are simply wrong. One of their arguments is pedestrian safety. No one is running over sidewalk pedestrians anywhere else on Florida Ave., that's absurd and you can't even park there. They just built these dangerous concrete obstructions in the road that look like shit and will tear your car up if you're not careful. I like the growing airport, even though I haven't been on a plane since before 9/11 and probably won't again, but they built that nice 7-11 across the street and they have great hot dogs and I'm right off Airport Rd! I'm so easy to please, and a cheap date. They built up a lot over there and seem to keep going toward County Line Rd. I just happened to take photos before they did and they'll bring a lot of jobs here. Maybe a couple of them might pay that $7000 a month you said it takes to live here in your other video! I had a comment on that one also, but on this one, I really didn't see any of those things that bad, except Florida Ave. and anyone not knowing what that comment meant wouldn't understand it. I'm a mobile auto detailer so I work out in this stinking heat, but I also have a water hose and trust me, I use it on myself. I don't know how these construction workers make it.     I don't want to encourage people to move here, but I have to bring another affordable option to the table here. You're talking $7,000 a month just for necessities? I don't know anyone who could afford that; but apparently you do and maybe I should meet some more friends. I'm in Lakeland also and I see about as many manufactured homes (mobile homes) as houses, so I bought one - a nice 2br/2ba, very modern, nice gated neighborhood. My monthly bills that include everything yours does is $1,200. That's my house payment (including lot rent), taxes, insurance, utilities, lawn service, internet and groceries for one person. My lawn service is only $20 per month (included above) because it's provided for everyone. Because of how my home is taxed, it's only $53 per year. I included $400 for food, but that's being generous; it's probably more like $250 and I don't eat out. I can't imagine what you could be buying for $1,800 for two; that's mind blowing and more than my entire monthly living expenses. $225 a week for food for one? Wow! You sound so casual about these figures, so you must have an enormous income for all that, and most people have a car payment (or two) also, but I don't (I do pay auto insurance not included above). My household of one will not expand and I am comfortable with the amount of space I have. I am shocked at the costs you listed and from what I am hearing, housing prices are at a tipping point on the low side, and at least in Hillsboro County are declining in price quickly, as investors and many owners are selling at a loss due in large part to insurance costs and they want to compete on the market to sell. To be fair, some are also experiencing hurricane exhaustion, but that would not in itself affect Lakeland. Sill, when people start lowering prides, it has a domino effect and that is happening now. The downward trend appears to be continuous at this time and it is projected that prices will fall considerably before they bottom out. This having nothing to do with our current storm, but it has been compared to the 2008 housing debacle, because the steep rise in prices during the last 5 years in particular have been excessive and in some cases extreme. We've seen this trend before and when it happens, prices don't just go down, they go down a lot as the market becomes overwhelmed with availability. This is not to insinuate a mortgage meltdown that was associated with the previous housing mess. This trend is due in most part to inflated values and market direction, in addition to the insurance issue. Thank you for the video. The information is incredible. I didn't know other people were needing to make six figures to live here. I wonder where all the Bentleys are? I'm even more thrilled with my situation than I was before! Even if I made $7,000, I would still keep my 2/2 manufactured home, because it would be even nicer with my Bentley parked out front. From the home prices you quoted, I'd even have change left over.

    I have lived here in lakeland 33 years and I love it and will never live anywhere else. Lakeland is amazing and that is why is growing so fast, also we have Sheriff Grady Judd. People here are nice and if you are worried about drugs remm there is California as an option for you. There is drugs everywhere and I have never had a problem because we have great police and sheriffs. I also love the fact that we don’t have all that night life and is family friendly. I feel safe living here. Lakeland is home ❤

      Prices vary so I don’t put them on many of the videos. Hoa is 1,000/year. Taxes are roughly 1.5% of purchase price annually. That home was 2500 square feet but why have several, and there is a lanai.

      @LivingInLakelandFL I don't mean any disrespect, but I'll Airbnb it like nearly a quarter of the houses on my street are now before I'll sell it. I've lived in Polk 20+ years, and my wife was born and we raised our kids here. We came from Lakeland Highlands over 10 years ago to our current home. Investors have bought at least a quarter of the homes on our street since then, and we literally dont know but a few people who walk down our street anymore due to the short-term renters. I've always felt the fabric of the neighborhood is the people and not the houses, but it seems more and more historic homes are becoming investment rental property these days. Lakeland was once a great town to live in as it had that small town vibe. In the past, you could randomly run into a neighbor at Publix on a Saturday morning. Now it is congested, S Florida Avenue Road diet is a joke as all it did was divert traffic through the neighborhoods, and I-4 is crapshoot whether you're headed to Tampa or Orlando. If this was a 10 year old video, I'd agree that Lakeland is great even though I-4 sucked then too. But there are way too many people packed in a small space now, and if you did indeed grow up here, you know that as well.

      Of course. My mom’s side of the family was raised off Kathleen road and I never thought that area would look like it does today. Airbnb is great for a while but the turnover and wear and tear on things like linens and even doors makes it loose its excitement, I know because I use to have our rental on Airbnb.

    I get a real kick out of people who come to Florida then complain about the heat and lock themselves indoors with the A/C set on freeze. As for bugs, roaches and mosquito's, Florida is sub-tropical you should expect bugs and as for the mosquitos Florida mosquitos are tiny whereas Jersey mosquitos are the size of trucks. If you love the noisy nightlife stay in the big cities and you'll get a hefty dose of crime free along with the nightlife. Nowhere in Florida is 'walk friendly' and public transportation was designed by idiots and there's no such thing as pleasure driving, driving in Florida is no pleasure. Hurricanes are a fact of life in Florida, pay your money, take your chances.

    I’m a pilot about to be based in Orlando. I am looking for a safe, quieter area with decent schools where my aging parents can come down and relax by the pool. I already live in FL and can deal with everything you mentioned already (except I do hate the palmetto bugs with a passion 😂). I’m torn between Ocala, Gainesville, Lakeland, Winter Haven, Sanford, and possibly a few places on the east coast like St Augustine or Sebastian. Do you find it to be a good place for someone who wants to settle and start a family?

    When you buy a house in the 55 + communities and pay lot rent…since you don’t own the land do you still have to pay school taxes, property taxes, and County taxes ?

      My understanding of how lot rent works is that the owner pays all the taxes, you are just paying the rent.

    Be careful around the lakes. One day I was going for a walk and I felt like I was being watched and there was an alligator literally staking me. Then a couple days later in the news a man was eaten by that same alligator

    Great advice! First time viewer. How can you find great inspectors like Wayne? Look for certifications, get referrals? You hear of so many stories of people paying for inspections, but they end up missing the obvious.

      Within a 30 minute drive there are multiple. Also the Publix warehouse is there.

    Very nice. I’m amazed that a builder would build a home in a 55+ community without putting in more handicap features such as 36” interior doors and wheelchair accessible showers etc.

      I’ve lived here my entire life and the only time we deal with “flooding” is during a hurricane and even then it’s not more than a few inches.

      Not really, and if it is it’s more of a tall crawl space than a proper basement. I’ve only seen one actual basement and it was in lake wales where the elevation is higher
