it is interesting to hear Omar speaking on the C Class properties being in a C class area. That can only be saved buy the most high himself. I recently saw this on a deal I was working on in Birmingham, AL. They wanted a premium price on a not-so-premium property. Which they clearly overpaid for
wouldnt you want to not have a cap on this since when paying the cap cost plus the interest you owe = more than 2.8 million.
I noticed that too. He didn't finished the exercise ha. In this example, it was not worth it.
When the housing market tanks, multifamily takes off.
The reality is a bit more nuanced but past downturns have shown the resiliency of multifamily as an asset class. Downturns are tough for everyone but good operators ensure they can survive the downturn so that they can thrive when the market goes back up.
Also, this hasn't aged well. Single family is doing great, prices all time high. Low supply and high demand even at current rates. While multifamily is getting crushed with resetting loans from 3-4% up to 6‐7% and why buy multifamily at 5 Cap when debt is higher and US treasuries are paying over 5% with no headaches.
So instead of one person not able to pay, multifamily has a lot of people not able to pay. Yeah that sounds much better 😅

Thanks for the video Omar. This is the best asset management video i've come across with numbers. I do have a few questions: Question 1: At 38 minute, you are capitalizing on the loss-to-lease opportunity where leases are expiring (the climb) Does the market rent assume the rent for the unit type in current condition? (before Reno Rent) In other words, you are expecting the resident to renew their current unit at the market value without any capex to their unit? Would it be true that if there was vacancy, this would be further opportunity to invest capex dollars and the market rent in your assumptions would now be higher? (After Reno Rent) but you will start with "before Reno Rent" for lease renewals. Question 2: At 51 minute, your variance is $124k. Yes, it's a positive variance but do you take this as a good thing or a learning opportunity where your assumptions were a bit too conservative and should have been tweaked better to minimize the variance? Question 3: Is it possible to get access to these spreadsheets to follow along?
1. The market rent is the rent that we’re getting for each unit at 3 renovation levels: classic, partial upgrade, upgrade. The file is showing a condensed version of what’s going on. We have had many residents renew at the fully upgraded rent even though their units are classic. This is because we are only acquiring in markets with supply imbalances. We look at comps and market conditions before deciding whether to renovate units or not. It is a myth that renovations always lead to higher rents. 2. I would err on the side of conservatism and not change anything as long as our conservatism leads to upside opportunities. 3. You can access the spreadsheets when you join my mentorship course for $50K. :)

It depends on the renovation level and unit type. We test a bunch of combinations to ensure that we get he maximum possible ROI on our investment.
