I definitely dropped a lot of things on my head from a ladder, but no crowbars, flat bars, or hammers. But utility knives, measuring tapes, screwdrivers, and Brad nailers that's another story😊

This well was surprisingly similar to mine up here in Old Town (and probably yours up here, too). The well driller should've tested the water for pH, hardness and iron; if so, what were the results? Also, what was the cost (even knowing that is going to change over time, it's still useful for a relative comparison)?
Hey Bob, cost was about 1000 more than you pay up in Old Town. Which is understandable closer to Tampa. I’ll let the end buyer do the testing. I have to watch every penny when building spec homes or else I don’t eat lol
Im sure the well will need to be permitted somehow, you cant just drill a well and start pulling up groundwater these days that shit is ALL written down
Im sure there is plenty of data available on the aquifer in question but still, I would be very surprised if at least minimal environmental testing wasnt required by either the City County or State govt down there.

The guy from Action Well told me wells up here tend to have a lot of iron in them and he wasn't kidding - mine tested at 5ppm, which is enough for the water to turn opaque orange if it sits in a 5 gal. bucket for a few hours. He tried to sell me on their expensive (and high maintenance) chlorine injection system, but a neighbor said he had good results removing the iron with his water softener. I was a bit skeptical, but it turns out that softeners with the newer "fine mesh" resin that are recharged with an "iron fighter" salt (ie - one with citric acid added) will remove up to 8 ppm or so of iron at the cost of higher salt consumption. Since I was planning on softening the water, anyway, it wasn't going to cost me anything to try and sonuvabiscuit, it works. The specific softener my neighbor recommended was the Aquasure Harmony, which he got from Lowe's, but I ordered the same one directly from the manufacturer for a slightly lower price and it was shipped to me, rather than having to drive to Live Oak to get it from Lowe's myself. After some trial and error I determined I could safely process 2000 gallons of water per regeneration cycle using about half a bag (or less - it's hard to tell) of iron fighter salt. One advantage of the chlorine or peroxide injection system is that it also disinfects the wate, but I addressed that potential issue with a UV sterilizer.

I'm very interested in hearing as much detail as you can provide about the well when it gets drilled there - depth, casing used, price and water quality (it's a given it's going to be quite hard - probably in the 12+ gpg region - but I'm not sure whether the iron content is going to be as high as it is up here in Dixie county).

You mean rent land... Right? Don't pay your Land taxes for a few years and you'll see who really owns everything you've worked for your entire life for... Hint... Its not yours even if you have a Notorized Deed.... Yup, reality when faced, lets you know you've lived your entire life owned by a Government that would let your babies sleep on the street if you can't afford to PAY YOUR TAXES... I'm not a realtor, but I am a Florida native (Tampa, actually) and I've been doing tax deed investing for a few years now, so I'd say you pretty much covered the most important points. I'd add that a quick filter for vacant rural land (in Florida, anyway) is to check the legal description on the property appraiser's website to see if the lot is in a "named subdivision" - if not, then the typical minimum lot size to put a house or mobile home on it is 5ac.

Your well installation looks exactly like mine, so I'm guessing you used the same driller (Action). The water is about as hard as it is in Tampa, but expect to also have to deal with a good 4-5ppm of iron. I went with a relatively inexpensive fine mesh resin softener (Aquasure Harmony) that one of my neighbors recommended who said it's been working great for him for 5+ years. I did my own research and it turns out that softeners with fine mesh resin can remove iron as long as you use "iron fighter" salt in them for the regeneration. So far, so good, though I'm only on the 3rd regeneration (probably happening tonight or tomorrow night)
