Oz banks are making a killing; I was offered 6.5% recently by a bank. Tax breaks are coming and this is expected to strengthen the property market.

Real estate in Gaza may appear bleak? Israel and maybe US et al should pay reparations.

If the price of land rises the investor still has to have the foresight to invest in the land. We don't hear much of losers in real estate but they exist and the winners want to be rewarded.

In the US, there will never be a federal tax on the value of the underlying land. There are at least 2 reasons that come to mind. First, in the US, the land is actually owned by the individual State. The State of Florida owns all of the land within the Florida boundaries. This is why Florida can enforce a property tax, while the federal government cannot. Another reason is because the wealthiest of citizens own vast swaths of land. The rich can hire Accountants and Politicians to avoid income and capital gains taxes, it is much more difficult to avoid taxation based on the value of the land. Much like the “flat tax”, it would be a gift to citizens, but an obstacle to the wealthy; therefore, neither will happen.

Empty commercials, especially offices, have plummeted in value, there are less tenants for these gaffs, residential (especially in north n mids) haven’t fallen nearly as much. Great margin and great product created. Ranjan says old school landlords with bare min, cheap rentals are taking Ls, creating high end gaffs creates more Margin and better people staying. Difference between low end flat and top end flat, new gen knows house purchase is unrealistic, they’re not saving for a deposit on a house and will put that extra money towards a nice lovely rental experience. Residential value is protected because of gov regs after 2008, commercial doesn’t have these. We are going to see a commercial 2008. Selling these newly created residential properties to first time buyers will not work - but one CAN get these rented over a weekend and refinance on to a mortgage. Have cash reserves or lower LTV for safety. Be wary of judging today’s acquisitions by yesterday’s parameters. It has to be a good deal in today’s buyers market! HMO landlords should meter rooms separately using metro metros Cheers 🍻

Excellent podcast Paul. Keep up the good work. You have me as a new subscriber. Fascinating to hear about Julie’s progress from stay at home mum to expat digital nomad property portfolio guru. To have done this whilst being in the UK is no mean feat but to have achieved it from abroad whilst prioritising quality time with your partner and children… well that’s nothing short of amazing! Like Julie, I’m also on a global slow travel journey with my family having left the UK last July. I have 4 UK investment properties but have left them ticking over for many years without doing much to grow the portfolio. Having heard Julie talk about how it really is possible to achieve property portfolio growth from abroad, it has inspired me to try and go after it!
