Its great news that we have the new regulatory standards & I was left wondering if they have gone far enough or give clarity on how to improve policies??
Its going to be interesting now Housing has new regulation standards, watch this space once the inspections start.
I’ve been without heating and hot water for 4 years now, my landlord is a housing association. I got my apartment BEFORE Coronavirus and have been left the whole time. Since I’ve been in my apartment the housing association have had over £65000 in rent. They’ve been issued an improvement notice by my local council and I’m in the process of going to court, but this seems to have done very little in getting them to do any work whatsoever.
Train your staff in basic H&S, Fire Safety, and how to spot maintenance issues. You need feet on the ground checking estates and properties. Make these staff accountable. A simple form for staff to fill in and sign (H&S and maintenance). Try knocking on doors and asking Tenants if they have any issues with repairs, record accurately and have a check and balance system. Contractors should have to photograph completed work and the HA should be randomly checking the quality of this work. Stop hiding behind the screens of your computers, and get out there! From a very frustrated HA tenant who works in housing.

If Hosing associations paid people what they are worth and made the recruitment packages sound more appealing and looked after the staff they already have ? maybe

A simple idea that could make such a difference to many tenants; although, how many social landlords will think like you and actually give it a go? (I'm sure there are a few who do it already) That good old "Yeh, but...." syndrome that's so common in the sector is likely to stop it in its tracks. You can imagine the range of "Yeh, buts..." around this suggestion. If tenants are to be truly at the heart and treated like valued customers, then thinking needs to change from why we can't to why we should!

Spot on, remember your day out doing “crack aerobics” in Liverpool on walk-about-Wednesday’s, when,the whole organisation including the whole of the Exec team went out knocking on doors, speaking to customers, picking up issues [and rubbish] every month. Not for photo opportunities, but just part of grass roots approach of always putting the customer first, and making sure that every member of the team knew it, top to bottom. Every 1st Wednesday for the last 17 years. If every organisation put the same effort into being visible and accessible to their customers and their needs then I think social housing would be just that little bit better

Great video and advice. I watched this before pulling together our report and throughout. No pictures of new builds, pictures and short stories from our tenants (mirroring the target audience) and slipped in very brief condensed case studies in an overview of the year - a couple showing how we solved a problem. The hardest part is keeping the report short and to the point overall as there is so much to include. Thank you!

Thanks, Alistair. It's undoubtedly true that homebuyers often place great trust in housing providers due to their perception of shared ownership as a Government-backed housing service delivered by housing associations as registered charities. It's essential to understand that this mis-perception may result in them carrying out more limited due diligence than they would on the open market. This mis-perception arises in part because the general public aren't aware of fundamental differences between registered charities and exempt charities. And why should they be? It isn't reasonable to expect buyers of SO homes - required to meet affordability criteria, and inexperienced in property markets - to be experts in charity law! Yet housing associations frequently respond to criticism of the shared ownership scheme by emphasising their charitable, or not-for-profit, credentials without explaining exempt status, or the implications of exempt status. Or that, even if their group structure includes a charitable entity, it's generally not the entity delivering shared ownership. (I'm aware there are exceptions, but they are exceptions and not the norm). It's probably fair to say that housing associations have left themselves open to accusations of moral hazard, disingenuously implying that shared owners are the beneficiaries of a charitable housing service when, in fact, more frequently they are unwitting benefactors cross-subsiding charitable provision of social rental housing.

Recruitment process is a problem. Getting the right people with the professionalism and experience for the people we serve is impossible when decision makers have no connections to the people expect "feel-good" moments and one-off "special appearances". It's disingenuous and people can see it.
