      The projects are almost never delivered on time. Get an attorney to review your current contract there maybe a clause as to what action will be taken if the project is not delivered on time.

    Hola Johan, yo no soy el agente profesional al que tu enfocas tus videos, pero de igual manera te sigo y te le doy like. Me gustaria saber qué hay de cierto sobre el marco de la cifra de costo en la compra de un inmoviliario en pre-construccion sin CONFOTUR y los impuestos pagables sobre esa cifra por un extranjero acojido a la residencia por pension. He escuchado que fuera de CONFOTUR siguen existiendo ecepciones para este tipo de inversionista con intenciones de habitar dicha propiedad como domicilio único, que le permiten evadir los impuestos anuales al igual que los iniciales. Si no me equivoco, creo que hablan de un máximo de precio de $165,000. Me gustaria que hicieras un video sobre el tema, y si nó, me aclararas por este medio qué hay de cierto en esto, ya que en este video no encontré la respuesta. Agradeciéndote de antemano por este y todos los demas videos que vienes haciendo tan profesionalmente (y en tres idiomas!) Saludos desde Miami.

    Great video question I bought my property in punta Cana the developer want us to pay the maintenance but our community is not fully finished one developer left and another development took over but didn't finish the property if he just leaves and want to pay for the electricity he say he not going to provide to the community because maintenance fees has not been collected but on our contract stated that 24 hr security the pool has to be maintain and garbage collection in the community nothing has been done is he doing this legally in just abandoning the community

She found a new boyfriend after couple of months being there moved him in the house and now, he wants to marry my mother and he's calling himself her husband.     Dear @puntacanalawyers Team, We think your UA-cam videos are great and intend to commission you. We are currently asking ourselves whether it is common practice for developers such as Civilmek to create another company with small deposits (e.g. 2000usd) for off set / pre-construction property sales, which then acts as a contractual partner in the property purchase contract. I think this is done so that the developer does not have to bear any responsibility if unforeseen events occur or simply miscalculated and the project even fails in the worst case and thus claims of the customers arise. I think here your assessment would encourage many potential buyers to buy off set / pre construction real estate in the Dominican Republic and hire you.

      Thank you very much for your question. This is exactly why we highly recommend hiring an attorney to review all the paperwork for you, specifically when buying a preconstruction. Most developers will have a company or a name that will act as an umbrella and every project will be in a different company, this is why even if you are working with a reputed developer you always have to review all the necessary paperwork. In your case, we can always coordinate a Zoom meeting or telephone call for a formal consultation.

    At 1:40, "You are retired and making $1500:. Please be specific, where am I making those $1500, in the DR or outside the DR? Next sentence is also useless unless you tell where I am making the money.

      hank you for your message, if you are retired overseas making a minimum of 1500 USD per month you will be eligible to apply for the Dominican Residency.
