Instead of thresholds just splice in length of 3/4 oak that's slightly wider than the threshold. That's what I do to make the transitions flush.

once you give away the appliances/furniture - we contact an estate sale company, they come in, take pictures post for online auctions an take care of pickup. Usually charge 25% - 30% of proceeds
