Thanks, Rodney, for the presentation. I grew up in T-TOWN also, and have always enjoyed the quality of life here. Your perspective is spot on. CHEERS!
@@A735h Thank you and I appreciate your comment!!
I’ve been in TULSA for 10 yrs
Been living in Broken Arrow since 1995. Some years there's no severe weather at all. As far as toll roads, my only advice is even if you visit Tulsa often from out of town, and you want to take toll roads, be sure to spend the $40 and buy a Pikepass. The tolls are around the price mentioned in the video. But since the state recently closed all manned toll booths, the only 2 options are Pikepass or Pay by Plate, where they photograph your licence plate and send the bill to you. Pay by plate usually costs twice as much as Pikepass. But if you don't frequent Tulsa, the $40 deposit to obtain one may not be worth it.
@@stephensaasen8589 excellent advice! Thanks for your comment!
It’s so important to keep our finger on the pulse of real estate if you’re buying or selling! Or just call me!

Traveling across Tulsa is more like a 20-30 minutes.
I would agree it is a little more like 20-30 depending on which roads! Great input!
We moved to Inola (20 miles E of Tulsa) really like it here, we moved from NW burbs of Chicago. The pollen is a bit rough and it’s also a little hot in the summer don’t think OKC but rather western Arkansas y’all don’t have weather compared to N E Illinois. We are so happy to be here.! Y’all are little weird here you are polite, friendly, courteous, hold doors open, and half of you use your blinkers. And I never lock my van in our driveway
I love it, it's true, for the most part we are very polite here. Thanks for the input on Inola too!
I grew up in T-TOWN. You, coming from Chicago, the town of Inola must feel like heaven. You're right about the friendliness here.
Subbed up
Thank you!
I have lived all over the world in my 75 years and have always said Tulsa is the best of all.
A buddy of mine traveled to work in various cities across the US and he calls Tulsa home he says it’s one of the nicest for the size.
I live in Broken Arrow its not as crazy that's for damn sure!
Broken arrow is one of my favorite suburbs I love the Rose district! They really spent a lot of money to make that really nice!
Broken Arrow is my favorite.
Earthquakes in Tulsa, if you do notice them, they dont last more than a few seconds at the LONGEST. Its usually more of a "Did I feel the ground drop a couple of inches?". The major ones that might make you run outside or to a doorway, less than a handfull per decade, it seems like, and that's pushing it. Icestorms are much more common and dangerous here, especially for the uninitiated.
Great input thank you!
I yeah, my second year here in 2006. It was an adventure and in 2011. Hey snow doesn't last long it melts pretty quickly except the rare times it might last up to a week.
I’ve lived in Tulsa Oklahoma all my life and it’s a wonderful place to live!! NO we do not have all those till roads ! They are getting rid of them so that’s not a big deal!! And if you don’t want to take toll road you can just go the other way! It’s not a big deal!! There is construction in every state!!
I can’t believe your slamming Tulsa like this!! Tulsa is a wonderful place to live!! Transportation is not a big deal either!!
I agree 100% Tulsa is a wonderful place to live! Every city has its pros and cons and that is to be expected. If you haven’t watched the video please watch the video and let me know what you think!
If you’re looking for a great home, this is it for under $500K. Most homes in Wind River addition are $650+ so a great way to squeeze in a great neighborhood! Luxury living. This home is amazing, check out the kitchen and living, and the surprise at the end. Reach out if I can help you with this home or any other, even building. I’d love your input on this home! On toll roads. when friends visit from out of town or out of state and complain about Toll roads I tell them that Tulsa is so beautiful you have to pay to come see it.
Ok, I love this response lol. There are lots of areas in and around Tulsa that are very beautiful. Toll roads honestly I prefer in some places to save time. We do have options to use or not use toll roads, that's the great thing about our city.
Tulsa is the absolute rectum of the United States. Unfriendly, Pom pass to boot. Go to OKC for a nice experience.
I work for Tulsa's public transportation system and it is NOT strong at all. There is a lot of room for improvement! As far as housing goes: Prices are ridiculous! Compared to the average income; totally disproportionate! One thing that wasn't mentioned is ROAD RAGE! Tulsa drivers are terrible!!! Some are inattentive and oblivious to other drivers and others are impatient and ORENRY!!! Lastly; The number of hobos, homeless and panhandlers is HUGE when you consider the the size of Tulsa and its expanding population! Almost every freeway exit, bridge and intersection; you can see hand drawn signs "flying" begging for "anything" ! ( "Flying" is what the panhandlers call standing by the roadside holding a cardboard sign and "anything" means spare change because they can't legally ask for money.) Just like Rodney, I've lived in Tulsa my whole life and I've seen Tulsa go from a great, clean and slow growing small city to a challenging and a lot dirtier small city with big city issues! With all due respect to Rodney and his experience in Tulsa; I feel like his perspective comes from an upper middle class point of view: whereas mine is an average point of view of the working class citizen! Most upper middle classers are not aware of these issues because it's not a part of their daily experience like it is for us working class! Oh! And one more thing you should consider: Tulsa is a Liberal city run by a Democratic Mayor in a mostly Republican state!.......Personally, I'm looking to relocate OUT of Tulsa! Too "progressively liberal" for me!
I wish I had seen this before I went house hunting there, while I was looking at a home there was a shooting two houses down. Getting shot is NON-negotiable, also pollen.
Oh my gosh really?? Glad you’re ok!! If you’re still considering Tulsa, (probably not) let me say I’ve never known this to happen to anyone here before. This is just not common here. For the most part Tulsa is an amazing city but you do want to do your research on areas when considering moving here but again wow. Sorry you experienced that! Yes we do have higher levels of allergens certain times of the year for sure.

Tulsa is the most expensive city in all OKLAHOMA. I lived there for 14 years and I hated every minute of it. The people are backward, rude, and unfriendly. Housing is expensive if you want to live in a better place. Taxes are outrageous. If one needs a job done in the house everything is expensive, and they dont do a good job always. They are a people who overcharge for everything but want to haggle and cry if you want to sell anything. They do not like people from other states and foreigners, even the legal ones. I had horrible nosy neighbors that were always seating in from of the house watching everything I was doing. Its a horrible place to live in terms of weather, It is so hot and humid in the summer you cant even enjoy outdoors. Its also full of mosquitoes, flies and other bugs it feels like you're living in the jungle. The winter is cold and windy, and when it does snow the city is never ready for it. What else can I tell you? Many, many negative things but the most important one is: DO NOT MOVE TO TULSA. You will regret it...
I have lived in Tulsa since 1997. This is a great place to live. No place is perfect, but I would rather live here than any other city I have been to.
Love it! Thanks for the comment!
"Tulsa ... is a great place to live." -------------------------------------------------- I haven't lived in Tulsa in a long time. But it's my hometown. When I was growing up, our family lived on East 4th street, just north of McClure Park. I went to Nathan Hale HS on East 21st. Dad worked at a big warehouse, called Standard Parts, on East 15th, east of Yale. He also started buying rental properties throughout Tulsa. As he brought in more money, our family moved to Park Plaza South, just south of the big hill at 61st and Sheridan. As Tulsa grew south, we moved yet again, this time to a neighborhood near 101st street and south Sheridan. Both my brother and sister now live almost in Broken Arrow, south of 101st street, over toward Mingo Road. The area south of 71st street is generally a good area to raise a family, though home prices tend to be quite a bit higher. I would stay away from the north side of town, and also stay away from the Riverside Drive area, as these are older places with smaller homes, which makes these places kinda iffy for crime. Of course all big cities have areas of crime. To me, Tulsa is so much better than OKC, which is flat and dull. My only quibble with Tulsa, and my quibble is really more directed at the State, is that there are way too many turnpikes. When I return to Tulsa to visit, I enter Oklahoma from the southwest on the Bailey Tpk, then I need to take the Turner Tpk to the Creek Tpk. And on return to Texas, I usually go the same Tpk route in reverse. Sometimes, I'll deviate from that route by going the backroads, just so I don't have to pay those stupid tolls. I would choose Tulsa over not just OKC, but also over other cities I have lived, including Dallas (way, way too big and congested), Toronto (also way too big), and Cleveland Ohio (too old and ugly). I really liked Austin back in the 70s; don't know how I would like it now. As I have gown older, my preference is for smaller cities, with reasonable cost of living and with no scary freeways.
Me too.
I absolutely love Tulsa! Guys it’s like any city, you have to do your research. You’re going to have a lot of areas that are great and some areas that aren’t that great, but for the most part Tulsa is an amazing city. I’m going to do another video about what I love about Tulsa, so be on the lookout for that, Tulsa truly is an amazing city!
I completely agree with the majority of the time you’re not even going to notice earthquakes and if you do it’s very mild for the most part.
I live in Tulsa and even the nice places are getting bad. Been here 30+ years and watched it decline rapidly. It’s getting worse. I would not move here and we will be leaving when we retire. If you have to live near here stay out of Tulsa proper.
What's wrong with the south side of town? That is, south of 71st street? Nice homes, lots of trees, cost of living is a little below average. Yes, there is some road widening on some of those major streets. But in a few years, that road construction will be complete. Your comment mentions nothing specific.
@@sarame9537 Agree!
I absolutely love Tulsa! Guys it’s like any city you have to do your research and find what’s important to you. You’re going to have some areas that are great and some areas that aren’t that great, but for the most part Tulsa is an amazing city. I’m going to do another video about what I love about Tulsa, it’s not all bad, Tulsa truly is amazing for our size.
I have only lived south of 81st street in Jenks school district. No issues. My living area is mostly south of 71st between Memorial and river parks for 99% of my needs with a once a year visits to my accountant and ophthalmologist in the area near Cascia Hall. Retired 15 years early thanks to the affordability here.
@@kenthompson5723 midtown even the pricier areas
Just a few comments to add: The busses are a joke. Mostly filled with indigents, drug seekers and homeless depending on the routes. Tulsa does have a trolley system, downtown. I would never send my child to a Tulsa.Public School for secondary education. Move to the suburbs. Crime is horrendous in the inner city and pockets of south tulsa now. He's right about the weather, it can get sketchy. Also summers are hot, hot hot!
There are some award winning schools within Tulsa that are known to be pretty good schools and this is why it’s so important to research schools if this is a non-negotiable. Niche.com has some good info on this and greatschools.org is another. As a Tulsa and surround suburbs real estate agent, reach out I can send you links!!
Tulsa in Oklahoma City both have some very questionable people on their buses. It's not like a lot of cities where I've been where you just got regular people riding the bus
We have one toll road in the whole city of Tulsa, the rest are outside the city. The heat in the summer is bad with the humidity so I always go by the Realfeel temperature. Rent prices are outrageous.
Hi Kelly, and valuable to understand. There are 2 used if staying in the City of Tulsa and that is the Creek Turnpike (South Tulsa) and the Gilcrease Expressway (west Tulsa) and you can easily find routes around these toll roads. If you’re leaving Tulsa, that’s another story lol. Rent: I totally understand where you're coming from regarding rent prices! As a Tulsa real estate agent, I've had the pleasure of working with many people who have moved here from out of state. After renting for about six months, they often find that Tulsa's housing costs are quite affordable compared to other popular places across the country. It's interesting to see how perspectives can vary. If I can assist anyone you know in buying or selling a house. Let me know, I’d love the opportunity.
KellyAnn ... It's almost impossible to enter or leave Tulsa without traveling on some toll road. By contrast, In Oklahoma City, you can drive from the north side of OKC to the south side, via I-35, and not encounter a single toll road. Similarly, in OKC, you can drive from the east side of town to the west side, via I-40, and not encounter a single toll road. The politicians at the state capitol clearly show a bias toward OKC over Tulsa.
I have only lived in area south of 81st between memorial and river parks since early 90s. Only toll I know about is the Creek at Riverside. No crazy traffic so easy to avoid. I lived in Hawaii and have a beach condo in Florida so heat and humidity isn’t an issue with me especially inside the home and only about two months out of the year. The last rental I had was one bedroom apartment at the Galleria(Sheridan Springs) at 91st and Sheridan in the early 90s. I think my rent was $240/mo. back then and I see that same apartment is around $900 now which isn’t bad at all to me considering it has been almost 30 years. There are more cheaper affordable apartments as well.
@@RodneySellsTulsa This definitely needs an update because rent prices have gone up tremendously. Mine went up 33 percent this year and I've been living in the same house since 2016.

We were in Jenks on the same Labor Day weekend. Very nice town indeed. Riverwalk mostly closed up however.
Very cool! I actually did a walking video tour of Riverwalk early that morning as well and have yet to post it but I Love Jenks! it’s just such a cool sweet little town. Are you from out of town? Have you been to The Rose district in Broken Arrow? Another sweet spot!
